Luckily it’s a lot quieter around here than it was last week, which is a good thing since this is the last weekend of scallop season for 2008, with Wednesday, the 10th, being the final day, so if you’re wanting to stock your freezer you need to get moving.
Lots of movement in the real estate numbers this week with the single largest one week decrease in our inventory since I began this blog in August of last year (happy birthday to us), down 17 from 449 to 431, a 4% decrease. We end the week with 171 homes (vs. 178) and 260 lots (vs. 271). I wish this were the result of a lot of sales but sadly that’s not the case, as there was only one closing this week and no new contracts, most of the shift coming from a whopping 22 listings expiring. There are only seven new listings and fourteen price changes.
Our solo sale was the bank-owned lagoon front lot on C-30 that caused so much excitement when the price was slashed to $50,000 a few weeks ago. It closed this week for $50,000 so some lucky buyer is celebrating Christmas in September. If you recall, this same lot last sold in December 2004 for $259,000, so we’re talking a fire sale of only 19 cents on the dollar.
Among our seven new listings my pick of the week is this beautiful bayfront lot over on C-30 (near the St. Joe Bay Buffer Preserve compound) listed for only $279,000. It’s a good size lot, measuring 101′ x 440′, or just a smidgen over an acre. Here is the description in the MLS:

This one is located back by the park so you won’t have water views, but if you’re looking for a good value to live in a popular gated community with two pools (one gulf front), tennis courts, and the most beautiful beach in the world (in my humble opinion), this is your place.
