We had a bit of a lull this week after so such steady recent brisk activity. Nobody went to closing and there were only three new contracts, but we added eleven new listings, and changed prices on two others. Ten properties came back on the market. With that influx of new properties our inventory unfortunately swelled back up to 267, an increase of thirteen over last week, with 82 homes and 185 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s take a look at the properties that did manage to catch buyers’ eyes the past few days.
Two of our three new contracts are related, being a bay front parcel and its adjoining road front lot. The two lots, which measure 100′ by 790′ total, were last purchased as a single property in January 2000 for $300,000. That owner subdivided the property into the two lots with the hope of reselling them but was never able to find a buyer. On Monday they went under contract as a short sale with list prices of $149,900 for the bay front piece, and $59,900 for the road front lot. The county’s combined assessed value for the two is $204,000.
Our third contract is on Emerald Isle Drive in San Blas Shores, adjacent to the north side of Ovation. The property is an irregularly shaped 0.13 acre bank owned gulf view lot listed for $99,000, but assessed by the county for just $50,000. There was no recorded sales history on this one that I could find.
