We had another decent week, closing six sales and adding one new contract to the mix. Nine new listings came on the market, and five sellers opted for price changes. Adding all those listings while not moving any off the books into contracts boosted the inventory, closing up by nine at 276, with 88 homes and 188 lots listed for sale in the Cape San Blas, Indian Pass, C-30 Corridor MLS. Let’s take a look at what’s moving.
To begin our review of this week’s six sales, we’ll travel up to the northern end of the Cape to Sunset Pointe where an interior lot went under contract just last week with a sticker price of $34,700. The company selling it acquired it from the Gulf County Clerk back in May with a recorded price of $20,200. This contract also has no contingencies to be met and closed on Friday for $33,000 cash.
Our second sale takes us to nearby Barrier Dunes where this 2-bedroom, 3-bath, 1,356 square foot gulf-front town home went under contract in mid-September with a list price of $349,000. The sellers picked it up in early 2005 for $485,000, and the following April listed it for $624,900. The county has it assessed low at $206,490, and on Wednesday buyers picked up the keys at closing for $312,500.
We’ll trek about a half mile further south on the Cape to White Sands Drive in San Blas Shores, the gulf-side subdivision adjacent to the north side of Ovation. Here a first tier lot measuring 77′ by 100′ went under contract in early September with a list price of $150,000, more than double the county’s assessed value of $60,000. I wasn’t able to locate any public sales history data on this lot. On Friday it sold for $130,000 cash.
We’ll leave the Cape and head out to C-30 traveling towards Indian Pass for our fourth sale, a 2-bedroom, 2-bath, 1,296-square foot gulf front home in Gulf Pines which was listed as a short sale for $419,000. The home was built in 1984 and has 76′ of waterfront footage. Gulf Pine’s HOA fees are only $200 per year, and the neighborhood is eligible for FEMA flood insurance. The happy buyers picked up their keys at closing on Friday for $410,000.
Our final two sales are over on Indian Pass in the Indian Pass Beach subdivision out towards the end of the peninsula. This 2-bedroom, 2-bath, 1,008 square foot beach cottage went under contract in September with a list price of $249,000. This home has been with the family for some time so it has no recent sales data. The county has it valued at $224,050, and on Thursday it sold for $240,000.
Right next door to that house is a 75′ by 105′ gulf view lot that was listed for $84,900 that sold on Thursday for $75,000 cash. This is a fun little neighborhood, with no HOA fees, and all FEMA eligible lots.
Our one and only new contract takes us back towards the north side of the Cape to White Sands Drive where this 4-bedroom, 3-bath, 1,176-square foot home with a glimpse of the gulf went under contract Friday with a list price of $299,000. I’ve shown this home a number of times and it’s a comfortable little beach bungalow with a nice yard, easy nearby beach access, located in an easy-going neighborhood with no HOA fees. The sellers have owned it since 1994 when they bought it for $73,500.
