2014 continues off to a strong start roaring along this week with five sales, three new contracts (one of which has already closed), seven new listings and two price changes. Our inventory inches up by one, closing at 268, with 79 homes and 189 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. We have a fair amount of territory to cover today so let’s get right to it.
We’ll begin our review of this week’s five sales on the Cape up in Barrier Dunes, where this 3-bedroom, 3-bath, 1,394 square foot “X” zone townhouse built in 2005 went under contract just after Thanksgiving with a list price of $229,000, and they got that full list price at closing on Monday. This wasn’t listed as a short sale even thought the sellers paid $320,000 for it in the summer of $320,000.
About a mile and a half down the road is the Cape’s most recently platted new subdivision, Rosemary Dunes, and it’s the site of our second sale. It entered the MLS on Monday, shows a contract date of Tuesday the 14th, and closed on the 17th. Here we have a 0.17 acre lot measuring 40′ by 50′ “X” zone lot on Cape San Blas Road. The seller was asking $59,000 but with the offer of such a quick close, settled for $54,000.
Next up is a beautiful 1.18 acre bay front lot measuring 100 by 490′ overlooking Pig Island. The seller had it listed for some time at $179,900, but recently reduced it to $149,000 which is all he needed to attract a buyer, and they went to closing on Wednesday with the title changing hands for $140,000.
Our fourth sale is this neat and trim first tier beach cottage in Treasure Shores. It’s a 3-bedroom, 2-bath, 1,961 square foot home built in 1985 listed for $324,900, just a hundred dollars less than the sellers paid for it in early 2003, and on Friday it closed for $313,000.
Since our second contract was the road front lot in Rosemary Dunes which has already closed, we’ll head on down to the south side of the Cape in Eventide subdivision for our third contract. a quarter-acre bay view lot listed for $39,000. The seller purchased it with several other lots in the subdivision in 2000, paying $85,000 for them. There is currently one other bay view and one bay front site available in this quiet little neighborhood.
