Cape San Blas Real Estate Week in Review - Feb. 8-14, 2014

For Sale and SoldFrom the Gulf Coast through the Atlantic Coast and all the way up into New England, the week leading up to Valentine’s Day has been strewn with storms of snow and ice.  Here along the Forgotten Coast we were fortunate to enjoy a relatively warm week with afternoons in the 50’s. Our visitors treated themselves to some sweet real estate, wrapping up four waterfront treats, and writing up five other sweet dealsSellers served up five new listings, and changed prices on nine others. Even with all that, our overall inventory remained unchanged,  closing the week once again at 267, with 71 homes and 196 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.  Let’s see what buyers fell in love with this week.

Cape San Blas Gulf Front Lot Under Contract with a list Price of $149,000 January 2014

The first of this week’s four sales is down on the south end of Cape where this 50′ wide gulf front lot just south of the blue townhouses of Sunrise Sunset went under contract two weeks ago with a list price of $149,000. The owners have owned it since 2000, and sold it Friday for $120,000 cash to the owner of the house next door to it.

Cape San Blas Home in Jubilation Under Contract Jan. 18, 2012 as Short Sale with List Price of $449,000   Our second sale is a 4-bedroom home on the south side of Cape San Blas in Jubilation, the sister subdivision of Ovation. It’s a 2,574 square foot Florida cracker-style home built in 2006 which went under contract right after the first of the year with a list price of $549,900.  In late 2008 it sold for $750,300, and then sold again in February 2012 as a short sale for $429,000.   This time around it went for an even $500,000.

Cape San Blas Gulf Front Condo Under Contract June 2013 as Short Sale with List Price of $239,000

Just a few blocks away in Dunes Club condominiums, buyers closed on this 3-bedroom, 2 1/2-bath, 1,176-square foot end unit condo that has been under contract since last June as a short sale with a list price of $239,000. The sellers bought it in 2005 for $515,000, and listed it in mid-2011 for $399,000. The county has it pegged at $214,538, pretty close to the $219,000 the bank finally approved on Wednesday.

Lagoon Front Lot Under Contract January 2014 with List Price of $29,000

Our final sale is a lagoon front lot out along C-30 about 2 miles past the World Famous Indian Pass Raw Bar. This one-acre peaceful setting with 100 feet of waterfront was listed  at the end f December for $29,000 and went under contract within a week. The seller had owned it for quite some time so I didn’t find any sales history recorded.  He let it go on Tuesday for $26,000.

Cape San Blas Gulf Front Lot Under Contract Feb. 2014 with List Price of $199,000

We’re back near the rocks at Stumphole for our review of this week’s five new contracts, beginning with this 100′ wide gulf front lot listed as a short sale for $199,000. Quite a sales history on this one. It sold back in February 2004 for $305,000, then again just five months later in July ’04 for $450,000. Those folks turned it yet again just seven months later in February 2005 for $650,000 to the current owners.

Cape San Blas Gulf Front Home at Stumphole Under Contract Feb. 2014 with List Price of $399,000

Our second contract was written on a place located a few hundred feet down the beach to just about where the rocks begin at Stumphole. It’s for a 3-bedrrom, 3-bath, 1,234 square foot gulf front home built in 2010 that went under contract Tuesday with a list price of $399,000, below the $400,000 the seller paid for it in late October 2011. When it was under construction in 2008 it was listed as a spec home for $799,000.

Cape San Blas Gulf Front Home Under Contract Feb. 2014 with List Price of $599,900

We’re heading back down to the south side of the Cape for our third contract, this time stopping gin at San Blas Plantation, a community adjacent to the east side of Jubilation. Here a spacious 4-bedroom, 4-bath, 3,026 square foot, gulf front home the sellers built in 2001 went under contract on Thursday with a list price of $599,900. It’s situated in an “X” zone on a lot with 75′ of waterfront.

Gulf Front Homesite Under Contract Feb. 2014 with List Price of $114,500

We’ll travel off the Cape again heading east on C-30 a few hundred yards to Brighton by the Sea where this homesite measuring 24′ by 90′ went under contract on Valentines Day with a list price of $114,500.  It’s approved for a 1700 square foot, 3-bedroom, 4-bath home, the plans for which are included with the sale but which will need to be re-engineered to comply with current code.  Same goes for the pilings already in place.

Gulf Front Home at Money Bayou Under Contrat Feb. 2014 with List Price of $669,900

We’ll mosey further out along the C-30 Corridor over in Money Bayou for our fifth and final new contract. I listed this 3-bedroom, 2 1/2-bath, 2315 square foot gulf front home at the beginning of January for $669,000. The seller had it built in 2004 on a 50′ wide gulf front lot she purchased in 1997 for $49,900, and on Tuesday we put her under contract.
