Our market took a bit of a breather this week compared to what we’ve been doing recently as we closed only one sale and added just three new contracts. Sellers added but two new listings, and changed prices on four others, with three of those being price increases. Our inventory bounced back up by nine, closing at 269, with 73 homes and 196 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market MLS. Let’s take a look at what attracted buyers’ attention.
Our one and only sale was over in Money Bayou in Sweetwater Shores where this near-corner gulf view second-tier 35′ by 87′ lot went under contract two-and-a-half weeks ago with a list price of $50,000. This is a great laid back little Old-Florida neighborhood, and they have a proud new owner there who claimed this slice of paradise for $40,000.
We’ll head to the north end of the Cape to begin our look at this week’s three new contracts. First up is a one-acre lot in The Bluff at Secluded Dunes listed as a short sale for $70,000, the sellers having purchased it in 2003 for $338,500.
Our second contract is a couple miles down the road in Seagrass, where this quarter-acre lot went under contract with a list price of $137,500, a potentially very nice return on the $77,000 the sellers paid for it exactly one year ago. In mid-2004, this lot sold for $345,000.
To wrap things up today we’ll head back on out to the C-30 Corridor, this time steering towards Port St. Joe stopping in at this 2-bedroom, 2-bath, 1,416 square foot home overlooking St. Joe Bay. Built in 1993, it is situated on a 1.13 acre parcel with fantastic bay views from throughout the home. It is being listed “As Is” and unfurnished for $229,000.
