After a string of busy weeks, our market finally took a bit of a breather this week, slowing down the pace with no closings and just four new contracts , only six new listings and seven price changes. Not surprisingly, our inventory remains unchanged, closing once again at 273, with 79 homes and 194 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor Market MLS.
All four of our contracts are on the Cape, beginning up on the north end in Barrier Dunes, with this 2-bedroom, 2-bath, 1,377-square foot pond-front townhouse that went under contract last weekend with a list price of $199,900. The sellers bought it back in 2002 from the developer for $175,600, and have had it on the market since late 2011.
About a mile down the beach in Ovation our next contract is on a 48′-wide gulf front lot. The owner bought this in May 2012 when the developer deep discounted their inventory to move a lot of properties and this lot went for $137,000. She listed it the following month for $189,000, but, lucky for her, it didn’t sell, and this week she has it under contract with a list price of $299,500.
We have another lot under contract in Seagrass, this one a second-tier, gulf view quarter-acre listed for $125,000. In 2004 it sold for $215,000. There are no contingencies to be met, so it should close fairly quickly.
On the south side of the Cape in Boardwalk, our fourth and final contract is on this 3-bedroom, 3-bath, 1,748-square foot interior home listed for $339,000. The sellers bought the “X” zone lot in early 2002 for $70,000 and built the house two years later.
