-With Labor Day in our rear view mirror, summer may be officially over but luckily buyers didn’t seem to get that memo as they were still here snapping up great real estate deals. We had a good week, with two closings and five new contracts. We added three new listings and made four price changes. With all that, we trimmed our inventory a bit, closing down six from last week, ending at 267, with 80 houses and 187 lots listed for sale in the MLS for the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of our two sales is on the Cape in Ovation where this handsome 4-bedroom, 3 1/2-bath, 2,278 square foot recently completed home overlooking St. Joe Bay went under contract two weeks ago with a list price of $729,000. At that price, the furnishings were negotiable. The sellers purchased the first tier lot in August of 2011 for $95,000, built this magnificent home, and sold it on Friday for $662,000.
Our other sale is a 2-bedroom, 2 1/2-bath, 1,411 square foot bay front home listed for $587,000. It was built in 2008 and is situated on a 1.13-acre lot with 100′ of water frontage overlooking Pig Island. On Friday it sold for $560,000.
Now on to our five new contracts beginning up in Barrier Dunes where this 2-bedroom, 2 1/2-bath, 1,356-square foot “X” zone townhouse went under contract Wednesday with a list price of $245,000. The seller bought it in 1991, the year it was built, for $140,000 which, in inflation-adjusted dollars, is equal to $244,897, its current list value.
About half a mile down the beach in Peninsula Estates, our second contract is on a 78′ by 193′, one-third acre first tier lot under contract with a list price of $149,900. This owner bought this “X” zone lot from a bank in mid-2012 for a mere $103,000. That should provide a nice return in less than two years.
Next door to Peninsula Estates is San Blas Shores where we have a bank-owned second tier lot listed for $74,900. In May 2004 it sold for $215,000; the following summer, the owners sold a one-half interest in the property for $195,000. Sun Trust Bank acquired it in July through foreclosure.
This next contract is on an absolute gem of a property, a 9 1/2-acre bay front parcel with 830′ of waterfront. Overlooking the bay is this impressive 8-bedroom, 6 1/2-bath, 5,144 square foot home. This bank-owned stunner is under contract with a list price of $998,000.
Our fifth and final new contract is on another bank-owned bay front property listed for $195,000. This 1.7-acre parcel measuring 100′ by 778′ last sold in mid-2001 for $100,600.
