Buyers took a bit of a Fall Break this week with no one going to closing and writing up only two new contracts. Sellers entered four new listings and changed prices on six others. Our inventory inched back up again, adding three, closing the week at 260 with 81 homes and 179 lots listed for sale in the Caoe San Blas, Indian Pass, and C-30 Corridor Market MLS.
The first of our two new contracts is on the two northernmost lots in Secluded Dunes which actually border the state park. This 150; by 250′, 0.84 acre property is offered for $119,000.
Our other contract is located over by St. Joe Golf Course off the C-30 Corridor. Here we have a 2-bedroom, 1 1/2-bath, 1,008 square foot end-unit townhouse overlooking the 9th hole of the golf course under contract with a list price of $89,000. It’s not listed as a short sale even though the seller paid $174,000 for it in 2005. In 1989 it sold for $37,900, equivalent to $72,698 today in inflation-adjusted dollars.
And just like that we’re done. With all the contracts we’ve had written over the past several weeks I have no doubt today’s dearth of closings is an anomaly and that we’ll be back on track next week with a full crop.
