Cape San Blas Real Estate Week in Review - Nov. 8-14, 2014

The days are growing noticeably shorter with the recent time change, and it seems to have curtailed bargain hunting, too, as we managed to squeak out only one sale this week and three new contracts; sellers added  three new listings and changed prices on seven others. Not surprisingly, very little change in our inventory, closing down by two at 262, with 83 homes and 179 lots listed in the MLS in the Cape San Blas, Indian Pass and C-30 Corridor markets.

Our solo sale is a gulf front 4,401 square foot behemoth on Haven Road with 8 bedrooms, 7 full baths and 2 half baths all situated on a 55′-wide gulf front lot. The sellers bought that lot in mid-2001 for $270,000, built the house in 2005, and put it under contract three weeks ago as a short sale with a list price of $1,346,500.  Their buyer was doing a 1031 exchange and paid $1,250,000 cash at closing.

Cape San Blas Gulf Front Pre Construction Under Contract November 2014 with List Price of $869,000

The first of our three new contracts is a pre-construction package on a gulf front 5-bedroom, 4 1/2-bath, 2,800 square foot home being built in Rosemary Dunes.  The builder is offering the 51′ lot and home for $869,000.  Rosemary Dunes is a relatively new micro-subdivision just a bit south of Rish Park.

Cape San Blas Gulf View Cottage Under Contract Nov. 2014 with List Price of $279,000

About two miles further south on Cape San Blas Road, our second contract is on a 2-bedroom, 2-bath, 780 square foot gulf view beach cottage listed for $279,000. It’s located in Turtle Dunes which features deeded gulf access for owners and a community pool.  The cottage was built back in 1991 and the sellers picked it up in late 2003 for $275,000.

Cape San Blas Gulf Front Lots Under Contract May 2014 as Short Sales with List Prices of $250,000

The last of our new contracts takes us down on the south side of the Cape to McCosh Mill Road in Piney Woods, where we have a gulf front lot that went under contract Saturday as a short sale with a list price of $250,000. This 1+ acre lot has roughly 57′ of waterfront and depth of about 890′, with X zone, and sold for $700,000 back in May 2005.  The adjacent gulf front lot sold just two weeks ago for $220,000 cash.
