Cape San Blas Real Estate Week in Review - Dec. 6-12, 2014

For Sale and SoldOnly 11 shopping days ’til Christmas and apparently buyers were busy shopping online or in the malls because there wasn’t much activity here at the beach. Buyers wrapped up three sales and wrote just one new contract; sellers added nine new listings, and changed prices on two others. Our inventory swelled by five, ending the week at 266, with 85 houses and 181 lots as active MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market.

Cape San Blas Gulf View Home Under Contract Oct. 2014 wth List Price of $299,000

The first of our three sales is in Barefoot Trace, a casual little beach community a couple hundred feet north of Scallop Cove. This 2-bedroom, 2-bath duplex is a rarity on the Cape: a home with transferable FEMA flood insurance. This is because the building permit was pulled before the CBRA designation went into effect. The sellers bought it in mid-2003 for $252,900 and have done an impressive renovation throughout. They went under contract in late October with a list price of $299,000, and turned over the keys to the happy new owners on Monday for $278,000.

Cape San Blas Gulf Front Lot Under Contract November 2014 with List Price of $249,000

We’ll travel down to the south side of the Cape for our second sale, a lovely half-acre gulf front lot on Louisiana Lane with 50′ on the beach front listed for $249,000. The sellers bought it in early 2011 for $185,000. Prior to that it had sold in 2004 for  $625,000 after having sold just seven months earlier for $487,500. They had it listed for $249,900 and signed over the title on Thursday for $241,000.

Bay View Lot in South Gulf County Under Contract November 2014 with List Price of $45,500

Our third and final sale takes us out along the C-30 Corridor to this half-acre bay view lot in Treasure Bay listed for $45,500. This 103′ by 217′ lot is cleared and in a FEMA eligible area.  It has been in the family of the seller since 1993, when they bought it for $8,400; they sold it on Tuesday for $25,000.

Cape San Blas Gulf Front Home Under Contract DEcember 2014 with List Price of $699,000

Our lone new contract is on a 4-bedroom, 3 1/2-bath, 1,904 square foot gulf front home on Sugar Loaf Lane, a little bit north of Scallop Cove.  It is situated on a 50′ wide lot and has an in-ground pool overlooking the gulf. The seller listed it last month for $699,000.
