Cape San Blas Real Estate Week in Review - May 2-8, 2015

We’ve had a full week of gorgeous sunny weather without a drop of rain and it seems a lot of folks turned their focus from real estate to fun in the sun, as we had a bit of a lull, closing just five sales, and adding but five new contracts. Sellers added ten properties to the mix, and changed prices on seven others.  We managed to pump up the inventory by six, ending the week at 258, with 81 homes and 177 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.  Let’s take a look at what’s moving.

Barrier Dunes Interior Townhouse Under Contract April 2015 with List Price of $229,000

We begin our review of this week’s five sales on the north end of the Cape on Barrier Dunes Drive, where our first sale is a 2-bedroom, 2-bath, 1,216 square foot unit back by the tennis courts listed for $229,000.  The sellers bought it in mid-2005 for $417,500, and sold it on Friday for $205,000.

A short stroll down the beach takes us to this lovely 4-bedroom, 4 1/2-bath, 2,657 square foot gulf front home in Turtle Dunes went under contract in late February with a list price of $798,900. The sellers paid $790,000 for it in late 2009, and turned over the keys to the new owners at closing on Friday for $759,900.

Cape San Blas First Tier Home Under Contract Marchc 2015 with List Price of $699,900

Just a little further south our third sale is a 4-bedroom, 3-bath,  1,760 square foot first tier home listed for $699,900. The sellers bought it in mid-2005 for $325,000, and then did major renovations to remove the exterior stucco walls, replace windows throughout, etc.  They put it under contract in mid-March, and closed this week for $680,000.

Cape San Blas Jubilation Lot Under Contract with List Price of $37,900

We’ll travel down to the south side of the Cape to Jubilation where this 50′ by 107′ foot lot attracted a buyer the first week of April with its $37,900 price tag.   The sellers here ought to realize a nice return having picked it up in a fire sale two years ago for a mere $7,100, and picking up a check for $30,000 on Wednesday.

Gulf Pines Home Under Contract March 2015 with List Price of $279,000

Our fifth and final sale takes us off the Cape and over to Gulf Pines to this little 2-bedroom, 1,344 square foot, first tier beach cottage under contract since late March with a list price of $279,000. On Tuesday they signed over the title at closing for $270,000.

Cape San Blas Barrier Dunes Townhouse Under Contract May 2015 with List Price of $214,000

We’re right back up at Barrier Dunes to begin the review of our five new contracts. This time we have a 2-bedroom, 2-bath, 1,377 square foot home built in 2002 listed for $214,000. It’s not listed as a short sale even though the county records indicate the sellers paid $285,000 for it in November 2006.

Cape San Blas First Tier Home Under Contract May 2015 with List Price of $634,000

Our second contract is on Tiffany Beach Road just a bit north of Scallop Cove. Buyers liked this 4-bedroom, 4-bath, 3,129 square foot first tier home listed for $634,000. The sellers bought this lovely home this time last year for $578,200.

Cape San Blas First Tier Lot Under Contract with LIst Price of $145,000

Contract number three takes us back to Barbados Lane in Turtle Dunes, this time to an irregularly shaped first tier lot listed for $145,000, a nice little profit over the $76,000 the sellers picked it up for less than six months ago last December.

Cape San Blas First Tier Lot Under Contract May 2015 with List Price of $69,900

Down on the south side of the Cape in the little-known micro-subdivision of Lantana by the Sea, our fourth contract is on another irregularly-shaped first tier lot, this one listed for $69,900. The large portion of this lot is listed as being 40′ wide by 215′ deep.

Lot Fronting Indian Pass Lagoon Under Contract May 2015 with LIst Price of $36,000Our fifth and final new contract is out along C-30 past the Indian Pass Raw Bar. It’s a 0.64 acre lot with 75′  fronting beautiful Indian Pass Lagoon, approximately 370′ deep, and sporting a bargain asking price of a mere $36,000.
