We’re having a great summer here along the coast with vacation rental companies booked pretty much to capacity and Realtors penning property deals, this week closing three sales and writing up five new contracts, adding eight new listings, and changing prices on five others. With all that, our inventory only shed one, closing at 265, with 81 homes and 184 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s take a look at what’s selling.
We launch into our look at this week’s three sales on the north end of the Cape in Park Point with a quarter-acre interior lot. This secluded little subdivision adjoins the state park, and is a quiet and peaceful setting. The sellers bought the property in 2012 for $25,000, got it under contract in late June with a list price of $55,000, and closed on Thursday for $40,000 cash.
In nearby Barrier Dunes our second sale is a 2-bedroom, 2-bath, 1,197 square-foot first tier townhouse on Sabal Drive that went under contract just last week with a list price of $239,500. The owners bought it in 1999 for $125,000, and presented the keys to the happy new owners on Friday for $197,500.
Down on the south side of the Cape in Jubilation our third and final sale is a 50′ by 85′, 0.10-acre X-zone lot listed for $62,500. The sellers paid $395,000 for it in December 2004, but it was not listed as a short sale. On Friday they handed over the title at closing for $55,000.
The shopping action this week was off the Cape; we’ll start our review of our five new contracts over in Gulf Pines out along the C-30 Corridor between the Cape and Indian Pass. Buyers penned a deal on this half-acre-plus 76′ wide gulf front lot listed for $435,000. The sellers have owned this less than six months, having bought it back in February for $350,000. Curious to see what this one closes for as it will have a significant impact on gulf front comp prices if it comes in anywhere near list.
Our next three contracts are all over in Treasure Shores, beginning with this 3-bedroom, 2 1/2-bath, 1,664 square foot gulf front home listed for $599,000. It is situated on a 75′ wide stretch of beach, and was built in 1992. The sellers are the original owners of the house, buying the lot way back in ’91 for a mere $45,000.
On the other side of Treasure Shores Drive, contract number three is on a 3-bedroom, 2-bath, 1,468 square foot first tier home sporting a $399,900 price tag. Back in June of 2010 the sellers picked it up in a distressed sale for $250,000. They have spruced it up quite a bit since then.
Our third Treasure Shores contract is on a 75′ by 150′, quarter-acre first tier lot listed for $129,900. The sellers have owned this since 1984 when the going price was $14,000.
For our fifth and final new contract we’ll head on over to Indian Pass where this 128′ wide by 590′ deep lagoon front lot caught the eyes of an admirer with its $119,000 price tag. That’s a little over 1 1/2 acres in an absolutely gorgeous setting.
