Local closing attorneys had an early holiday with just two closings, but Realtors were working hard, writing up five new contracts, eleven new listings, and changed prices on four others. We end the week with the inventory at 271, up six from last week, with 90 homes and 181 lots listed for sale in the MLS in the Cape San Blas, Indian Pass and C-30 Corridor market. With all those new contracts we have a fair amount of territory to cover so let’s get right to it.
The first of our two closed sales is a 5-bedroom, 4/2 bath, 2,800 square foot gulf front home listed for $999,000. Built just last year, this lovely home in Rosemary Dunes, near Rish Park on the Cape, is already a popular rental, on track to gross over $100,000 this year. It is beautifully decorated, has awesome gulf views, and its elevator and in-ground pool no doubt do their part to attract all those guests. This sounded like a good business opportunity to the buyers who bought it on Friday for $929,600.
The other sale is a home in Treasure Shores on the north side of C-30. It’s a classic Florida beach cottage with 2 bedrooms and 2 baths, and 1148 square feet of charm. The sellers purchased the home in the summer of 2012 for $189,000, and put it under contract in early July with a list price of $249,900. On Friday they turned over the keys to the happy new owners for $239,000.
Our review of this week’s five new contracts begins on the north side of the Cape in Peninsula Estate where this 5-bedroom, 3 1/2-bath, 2,210 square foot interior home on Sandlewood Blvd. went under contract on Monday with a list price of $399,000. It was a bank-owned foreclosure sale when the sellers picked it up in June of last year for $167,000 when it was in need of some serious TLC. The new owners have done a remarkable renovation, bringing it back from the brink.
Contract number two is next door in Ovation where a lot on the crescent over looking the bay went under contract on Thursday with a list price of $120,000. This one has changed hands several times recently. When the developer, Ashwood Development, had their deep discount fire sale back in 2012 the moved this one for $59,000, and those folks sold it three months ago for $79,900.
About three miles down Cape San Blas Road is Silent Sands, an 80’s-era subdivision near Scallop Cove. Here a quarter-acre road-front X zone lot went under contract Thursday with a list price of $1120,000, a far cry from the $440,000 it sold for in 2005.
Directly behind Scallop Cove, contract number four is on a 2-bedroom, 1-bath, 756 square foot bay front cottage listed for $189,900. It’s one of six units known as Scallop Cove Villas built about 1982 which were taken down to the studs in 2003 and completely renovated. Each owner has a one-sixth interest in the 250′ parcel of bay front property with a dock. The current owners acquired it in June 2013 as a distressed sale for $160,000.
Our fifth and final new contract is over on C-30 in the Cottages at Indian Summer. Buyers were attracted to this quarter-acre second tier lot listed for $35,900. This quiet little neighborhood is FEMA eligible, has a lovely community pool, and deeded access to the gulf for all owners. The sellers bought this and the adjacent lot at a distress sale in early 2013 for a total of $40,000.
