We’ve had a relatively quiet week with just three sales, two new contracts, eight new listings and three price changes. A lot of listings expired at the end of September so our inventory dropped by 10, closing the week at 255, with 79 homes and 176 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. I did a check and that is the lowest our inventory has been since February 2005.
The first two of our three sales are up in Barrier Dunes beginning with this 2-bedroom, 3 1/2 bath, 1,593 square foot townhouse that went under contract in mid-August with a list price of $299,000. This is one of only about a dozen or so of homes in this complex located entirely in the “X” flood zone. The sellers have owned it since 1998 when they picked it up for $115,000, and they turned over the keys on Wednesday for $275,000.
The other Barrier Dunes townhouse sale is this 2-bedroom, 2 1/2-bath, 1,377 square foot townhome that went under contract the last week of August sporting a $234,500 price tag. The sellers got a steal of a deal on this pond-front home in 2013, picking it up for just $175,000. They added new furnishings and some other upgrades such as removing the carpet in the main living area and replacing it with wood-look vinyl plank flooring with cork backing. On Tuesday those efforts paid off when they sold it for $227,000.
Now we’ll travel east along C-30 out past the Raw Bar to this 3-bedroom, 1,200 square foot lagoon front home listed for $172,500. The home was built in 2008 on an 85′ wide waterfront lot and last sold as a foreclosure in mid-2012 for $99,000. The owners realized a nice return on Monday selling it for $165,000.
Only two contracts this week and neither is on the Cape. The first is this bay view, first tier lot in Treasure Bay listed for $54,900. Treasure Bay is on C-30 about a quarter mile north of the turn off from Cape San Blas Road. It is a FEMA eligible area, and all of the properties have deeded bay access. The sellers bought the lot in 2003 for $82,500.
Our other contract is over on Indian Pass where this lagoon front Florida home went under contract on Monday with a list price of $399,000. This classic beach cottage was built in the 1970’s with pecky cypress and cedar salvaged from the historic Apalachicola Cypress Lumber Mill when it closed. It sits high on a bluff overlooking Indian Pass lagoon complete with a dock with fish cleaning table so you can get out on the water and start reeling in fresh seafood. Deeded gulf access, too, directly across the street via a 5′ pedestrian easement. The sellers bought it in mid-2014 for $436,000 and have added an in-ground pool with a screened enclosure.
