We had another good week, closing four sales and adding four new contracts to the mix. Seven new listings came on the market, and three sellers opted for price changes. Our inventory inched up by two, closing the week at 261, with 79 homes and 182 lots listed for sale in the Cape San Blas, Indian Pass, C-30 Corridor MLS. Let’s take a look at what’s moving.
The first of our four sales is a 70′ wide gulf front lot on Avalon that went under contract at the end of August with a list price of $449,000. It’s not in a subdivision, so no HOA fees or covenants and restrictions. The property last sold in 2001 for $397,000; this time around it closed for$430,000 cash. Avalon is just a bit south of Hibiscus Beach which is adjacent to Rish Park.
Down on the south side of the Cape on McCosh Mill Road in Piney Woods, our second sale is a 0.13 acre gulf view lot listed for $59,500. Folks penned a contract on it in mid-September, and closed on Monday for $50,000. I couldn’t find any meaningful prior sales history on the property appraiser’s site.
We’re out on the C-30 Corridor for our third sale, a 4-bedroom, 2 1/2-bath, 2,112-square foot gulf front home listed for $799,000. It was built in 1996 on a lot with 75′ of waterfront footage. The sellers bought the home at the height of the market in mid-2004 for $1.15M, and sold it on Wednesday for $545,000.
Our fourth and final sale is over in Treasure Shores where buyers penned a contract in mid-September on an 83′ by 130′, quarter-acre first tier lot listed for $110,000. The sellers purchased the FEMA eligible property in late 2002 for $185,000.
We’re up in Barrier Dunes on the north end of the Cape to begin our review of this week’s four new contracts. First up, this 3-bedroom, 3-bath, 1,377 square foot home back by the state park. It was built in 1985, and the sellers bought it in 1988 for $81,000, and have it listed for $182,000.
About a mile down the beach in Ovation our second contract is on this lovely 3-bedroom, 4-bath, 2,618 square foot gulf front home listed for $1.29M. The sellers bought the lot in 2012 for $150,000 when the developer had the huge clearance sale, then built the house just last year.
Buyers had a hunger for houses this week, especially gulf front, and contract number three is on this awesome 5-bedroom, 4-bath, 2,700 square foot lovely with all the bells and whistles. Located on the north side of Barefoot Trace subdivision less than a quarter mile north of Scallop Cove, it features this inviting pool over looking the gulf, a high-end outdoor kitchen, pool side hot tub, and beautifully designed fire pit atop the dunes. The seller bought the 50-wide, X zone lot in late 2009 for $375,000 and built the home in 2010.
We’re back on the south side of the Cape for our fourth and final new contract, a bank-owned serious fixer upper in need of a LOT of TLC. Multiple buyers submitted offers on this 3-bedroom, 3-bath, 2,324 square foot circa 1984 gulf front house in Cape Dunes listed for $240,000. The previous owner bought it back in 2001 for $126,000 and it doesn’t look as if it has been maintained much since then.
