We saw a nice pick up in sales activity this week with buyers back on track snapping up some great deals on beautiful coastal properties. Two sales closed, and seven listings went under contract. Seven new listings were added to the mix, and one seller lowered his price. We trimmed two off of our inventory to close the week at 258, with 79 homes and 179 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.
The first of our two sales is on Nassau Lane in Cape Shoals with this end unit that went under contract at the end of September with a list price of $287,500. All of the townhouses in this circa-1986 complex have 2 bedrooms, 2 baths, and 1,120 square feet. The owners bought this just a year ago in September 2014 for $210,000 and have done a lovely job renovating it. On Friday that hard work paid off when they picked up a check at closing for $282,000.
Our other sale is over on Indian Pass where this lagoon front Florida home went under contract at the end of September with a list price of $399,000. This classic beach cottage was built in the 1970’s with pecky cypress and cedar salvaged from the historic Apalachicola Cypress Lumber Mill when it closed. It sits high on a bluff overlooking Indian Pass lagoon complete with a dock with fish cleaning table so you can get out on the water and start reeling in fresh seafood. Deeded gulf access, too, directly across the street via a 5′ pedestrian easement. The sellers bought it in mid-2014 for $436,000 and have added an in-ground pool with a screened enclosure. On Friday the proud new owners picked up the keys at closing for $398,000.
We’re up on the north end of the Cape in Seacliffs to begin our review of this week’s seven new contracts. On Monday buyers penned a contract on this 4-bedroom, 4 1/2-bath, 2,007 square foot gulf view townhouse listed for $259,900. The sellers bought it in April 2013 for $205,000; the people they bought it from paid $336,900 for it back in 2002.
Our second contract finds us back at Cape Shoal where this one a 2-bedroom, 2 1/2-bath, 1,120 square foot gulf front unit went under contract last weekend with a list price of $289,900. In 2008, it sold for $287,500, and today’s sellers bought it in December 2013 for $275,000.
Contracts three and four are on virtually identical first tier lots on Haven Road in the Ocean Haven subdivision. Each of these first tier, gulf view lots measures roughly 64′ by 213′, 0.32 acres, and are located in the “X” flood zone. The seller bought them both in 2013 for $131,000 apiece, and has them listed for $219,000 each.
We leave the Cape and head north on C-30 (towards town) for our fifth contract, which is on a bay view lot on the east side of the highway. This 76′ by 217′, 0.38 acre lot is listed for $29,900; the sellers bought it in mid-2004 for $149,000.
We’ll turn around on C-30 and head towards Indian Pass for contract number six stopping at Money Bayou where this 2-bedroom, 2-bath, 758 square foot gulf view home went under contract on Monday with a list price of $289,900. The sellers bought it just last year in April for $254,000.
Our seventh and final contract is on a lot in a secluded peaceful wooded country setting in the small subdivision of Stillwater tucked away off C-30 just 2.4 miles east of Indian Pass Raw Bar. In March 2005 it sold for $118,214 but was eventually foreclosed on. I worked with a young investor who purchased it from the bank in October 2010 for the unbelievably low price of $6,500. He decided to put it back on the market last year for $15,900, and on Tuesday accepted an offer on it. The buyer has been dreaming of finding a place along the Florida coast to plan her dream retreat, and this pretty little parcel was the perfect spot.
