Pretty quiet along the Forgotten Coast this week; no doubt everyone was out and about enjoying this spate of absolutely gorgeous warm, sunny weather that has graced our area In a traditionally slow real estate month, we managed two sales, two new contracts, added four new listings, and changed prices on six properties. The inventory remains virtually unchanged, up by just one, closing the week at 258, with 79 houses and 179 lots for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of our two sales is on the south side of the Cape in Jubilation, an 80′ by 50′, o.o9-acre, “X” zone lot that went under contract last month with an asking price of $59,000. It wasn’t listed as a short sale even though the sellers bought it for $450,000 in November 2004. This week it closed for $50,000.
Our other sale is this lovely bay front compound listed for $649,000. It includes a 4-bedroom, 2,718 square foot home with 168 feet of waterfront on St. Joe Bay. Impeccably furnished and finished, this popular rental has all the bells and whistles, such as a screened in-ground pool complete with tiki bar, dock out onto the bay, hot tub overlooking the bay, and a fire pit. The price also includes a 510 square foot, 1-bedroom, 1-bath cottage, also tastefully furnished and with its own hot tub. On Thursday, the new owners took title for $625,000.
On to our two new contracts, beginning with this gulf front beauty up in Secluded Dunes. Buyers penned a deal on this 4-bedroom, 5-bath, 3,633 square front home listed for $1.275M. The sellers bought it in early 2010 for $660,000 and have totally renovated the home, adding all new furnishings and painting every room, turning into an absolutely wonderful retreat.
Around the corner on Seacliff Drive shoppers were attracted to this 4-bedroom, 4 1/2-bath 1,944 square foot unit listed for $259,000. Built in 2000, the sellers bought it in January 2001 for $240,000.
