There was no let-up in Christmas shopping along the coast this week as we rang up an impressive four sales and five new contracts, opened just one new listing and lowered the prices on six properties. Our inventory shed ten, closing the week at 248, with 77 homes and 171 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of our four sales is in Barrier Dunes where this 2-bedroom, 2 1/2-bath and 1,377 square feet townhouse on Parkside went under contract in late October with a list price of $219,000, below the $220,000 the sellers paid for it in November 2007. The new owners took title on Monday for $198,000.
We’re travelling out onto the C-30 Corridor, heading all the way over to Shallow Reed in Simmons Bayou for our next two sales, beginning with this newly built 4-bedroom, 3-bath, 1,786 square foot bay view home that went under contract at the end of October with a list price of $389,000. The buyers procured a VA loan with the seller paying $3,000 of their closing costs, and the parties closed on Friday settling for $377,000.
The other sale in Shallow Reed is this 65′ by 160′, quarter-acre interior lot went under contract last month as a short sale with a list price of $23,900. The sellers bought it in early 2006 for $100,000, and sold it on Wednesday for $19,000.
Our fourth and final sale is over in Indian Summer at Indian Pass. Back in October buyers penned a deal on a 90′ by 265′, half-acre canal front lot listed for $59,000. The sellers bought it in June 2002 for $95,000, and have now closed for $55,000.
Unlike our sales, all of this week’s five new contracts are on the Cape. We’ll begin our review up by the state park where this 100′ wide, 1.26 acre bay front lot went under contract last Saturday with a list price of $249,900. The seller is in the process of running sewer lines down to this property so the buyers won’t have septic setbacks to factor in when planning on where to situate their dream home on this beautiful parcel of land.
About a half mile further south, buyers had their offer accepted on this 4-bedroom, 3-bath, 2,000 square foot coastal home listed for $409,000. Built in 1988, the sellers have done impressive renovations updating it into a very attractive home. It is situated on a quarter-acre “X” zone lot on the gulf side of Cape San Blas Road in Peninsula Estates, a subdivision where each property conveys with deeded gulf and bay access.
On Clipper Way, down in the vicinity of The Cape Tradin’ Post, our third contract is on a 51′ wide gulf front lot listed for $239,000. Originally listed back in July for $325,000, the sellers have wisely been tweaking that price in search of the market value, finally arriving at $239,000 on December 12, and two days later had it under contract. They bought it in the summer of 2010 for $150,000; back in 2004, it sold for $550,000.
On nearby Catamaran Drive a family found their piece of coastal paradise when they spotted this 3-bedroom, 3-bath, 1,656 square foot second tier home with awesome gulf views. The home, built in 2003, was purchased by the seller in mid-2007 for $550,000 and is currently listed for $495,000. It’s situated on a 107′ by 102′ “X” zone lot.
Our fifth and final new contract is on an 81′ by 181′, one-third acre gulf view lot just south of Scallop Cove, listed for $155,000. It last sold in 2004 for $415,000.
