Cape San Blas Real Estate Week in Review - Dec. 26 - Jan. 1, 2016

For Sale and SoldHappy New Year!!!!!  I hope you’ve enjoyed the holiday season.  I took some time off over Christmas to enjoy being with family and friends, and now I’m feeling tanned, rested, and ready to launch into 2016 with renewed vigor.  We ended 2015 on a good note, closing two sales and writing up three new contractsThree new listings joined the mix, and nobody marked down their prices as the year came to a close.  We end the year with our inventory down 8% from last New Year’s Day, closing out at 228, with 70 homes and 158 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Gulf View Duplex Under Contract Nov. 2015 with List Price of $229,000

Just north of Scallop Cove in Barefoot Trace, the first of our two sales is one side of this gulf view duplex. The 1,276 square foot, 2-bedroom, 2 1/2-bath home was built in 1985. The sellers bought it in late 1997 for $59,500, had it listed for $229,000, and closed on Monday for $200,000 even.  It needs a little TLC, but has good rental potential.

Gulf Front Townhouse Under Contract Nov. 2015 with List Price of $299,000

Over on C-30, sellers closed on their 2-bedroom, 2-bath, 1,348 square-foot, gulf front townhouse that under contract in November with a list price of $299,000. It’s located in Indian Pass Villas, which were built around 1984. The sellers bought this unit in the summer of 2012 for $250,000, and sold it on Wednesday for $285,000.

Cape San Blas Gulf Front Lot Under Contract Dec. 2015 with List Prie of $375,000

The first of our three new contracts finds us on the Cape at Ovation, where buyers penned a deal on a 48′-wide gulf front lot listed for $375,000. The sellers bought it in May 2012 for $135,000 when the developer had a deep discount sale.

Treasure Shores Gulf Front Home Under Contract December 2015 with List Price of $729,000

Our second contract is off the Cape over in Treasure Shores where this 4-bedroom, 3-bath, 1,920 square foot gulf front home went under contract on Thursday with a list price of $729,000. It’s situated on 76′ of gorgeous waterfront.  The sellers bought this rental home in 1999 for $350,000.

Bank-Owned Lagoon Front Lot on C-30 Under Contract December 2015 with LIst Price of $29,500

Our third and final new contract is on a bank-owned lagoon front lot on C-30 out past the Indian Pass Raw Bar.  Interesting sales history on this one with it having sold in mid-2004 for $25,000, then again in October 2008.  This time around the bank has it under contract with a list price of $29,500.
