Cape San Blas Real Estate Week in Review - Jan. 2-8, 2016

For Sale and Sold SignNew Year’s fireworks continued well into the week as a lot of people who apparently had “Buy a place at the Beach” on their resolutions list made good on that goal; they closed six sales and wrote up seven new contracts.  Sellers added 10 new listings to the mix, and changed prices on two others.  A number of the listings that expired on the 31st have renewed, so our inventory jumped back up by seven, closing out the week at 235, with 73 homes and 162 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s take a detailed look at all the action.

Cape San Blas Gulf Front Home Under Contract December 2015 with List Price of $1.275M

The first of our six sales is this gulf front beauty up in Secluded Dunes, a 4-bedroom, 5-bath, 3,633 square front home listed for $1.275M. The sellers bought it in early 2010 for $660,000 and have totally renovated the home, adding all new furnishings and painting every room, turning it into an absolutely wonderful retreat.  They accepted a contract on it the first week of December, and closed on Monday for $1.145M.

Cape San Blas Bay Front Lot Under Contract December 2015 with LIst Price of $249,900

Our second sale is by the state park where this 100′ wide, 1.26 acre bay front lot went under contract in early December with a list price of $249,900. The seller is in the process of running sewer lines down to this property so the buyers won’t have septic setbacks to factor in when planning on where to situate their dream home on this pristine parcel of land.  They took title to this beautiful homesite on Wednesday for $229,900.

The Other Ocean Haven Lot Two First Tier Lots in Ocean Haven Under Contract November 2015 with LIst Prices of $219,000 each

Sales three and four are on virtually identical first tier lots on Haven Road in the Ocean Haven subdivision. Each of these gulf view lots measures roughly 64′ by 213′, 0.32 acres, and are in the “X” flood zone. The seller bought them both in 2013 for $131,000 apiece, had them listed for $219,000 each, and sold them on Tuesday for $210,000 each.

Cape San Blas Interior Corner Lot Sold January 2016 for $69,900

We’ll head down to the south side of the Cape for sale number five, a corner lot on Mercury Lane in Surfside Estates. The sellers bought it last March from a bank for $35,000. In November they listed it for $59,900 and turned a nice little profit on Monday for $55,000.

Bank-Owned Lagoon Front Lot on C-30 Under Contract December 2015 with LIst Price of $29,500

Our sixth and final sale is a bank-owned lagoon front lot on C-30 out past the Indian Pass Raw Bar.  Interesting sales history on this one with it having sold in mid-2004 for $250,000, then again in October 2008 for $100,000.  It went under contract last week with a list price of $29,500, and closed on Tuesday for $27,500 cash.

Cape San Blas Gulf Front Home Under Contract Jan. 2016 with List Price of $799,000

Now on to our seven new contracts, starting off with a 3-bedroom, 3-bath, 1,728 square-foot gulf front home by the blue Sunrise Sunset townhouses. The sellers bought the circa 2001 home in a foreclosure sale in 2009 for $423,400. They’ve painted, remodeled and refurnished, and have it under contract with an asking price of $799,000.

Two Interior Lots at Cape San Blas Under Contract Jan. 2016 with LIst Price of $49,900 Each

We’re back down on the south side of the Cape for contracts two and three, two contiguous lots on Moonrise Drive directly behind The Sand Bucket Smokehouse & Grill. The lots are roughly a quarter acre each, and are listed for $49,900 apiece.

Cape San Blas Gulf View Lot Under Contract Jan. 2016 with Lst Price of $62,000

On Polaris Drive in nearby Surfside Estates, buyers penned a deal on a 90′ by 120′, quarter-acre lot that is already cleared, filled, and ready to build. In 2004, it sold for $250,000; the sellers bought it in a tax deed sale in 2014 for $25,000, and have it listed for $62,000.

Gulf View HGTV Home at Cape San Blas Under Contract Jan. 2016 with List Price of $348,900

Our next contract is on a TV Star: a 3-bedroom, 2 1/2-bath, 1,780-square foot gulf view home in Cape Dunes featured in “HGTV Vacation House for Free 2015” . During the taping of the show, the crew came in and gave this little charmer a full beauty makeover inside and out. In that episode, the current owners bought it for $223,000; after all the makeover magic, the have it under contract with a list price of $349,900.

SR-30 Home Under Contract January 2016 with List Price of $179,000

Buyers found a great value in this newly-listed 4-bedroom, 2-bath, 1,444 square-foot home over on C-30 a mile north of Cape San Blas Road listed for a very attractive $179,000. The owners bought it in 2014 f0r $71,300 and did a total overhaul on it, fixing it up very nicely. They then made it available as a long-term rental and have had it occupied ever since.

Indian Pass Gulf View HOme Under Contract January 2016 with List Price of $499,000

Our seventh and final new contract takes us over to Apalachee Drive in Indian Pass Beach Subdivision to this 3-bedroom, 2-bath, 2,160 square foot gulf view home listed for $499,000.  According to the MLS, it went under contract the same day it was listed. The sellers are the original owners, and built the lovely home in 1999.
