The new year continues its sizzling start as we turned in yet another strong week of sales activity, with six sales and four new contracts. We added eight new listings and changed the price on four others. Our inventory inched up by two, closing the week at 249, with 75 homes and 174 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor market. We have a lot of territory to cover today so let’s get moving.
We’re up on the north end of the Cape in Barrier Dunes for the first of our six sales, a 3-bedroom, 3 1/2-bath, 1,856-square foot gulf view townhouse which the sellers listed at the end of October for $349,900. They bought the home back in 1999 for $165,000 and sold it on Friday for $318,000 to a cash buyer.
Our second sale is a bank-owned, gulf-view, “X”-zone lot in Seagrass listed for $82,900. The quarter-acre property last sold in 2011 for $215,000. The new owners took title on Friday for $78,000 using conventional financing.
On nearby Catamaran Drive a family found their piece of coastal paradise when they spotted this 3-bedroom, 3-bath, 1,656 square foot second tier home with awesome gulf views. It’s situated on a 107′ by 102′ “X” zone lot. The home, built in 2003, was purchased by the seller in mid-2007 for $550,000 and went under contract in mid-December with a list price of $495,000. The happy new owners picked up their keys on Friday for $485,000.
Our fourth sale is on Tiffany Beach Road just a bit north of Scallop Cove. Buyers liked this 4-bedroom, 4-bath, 3,129 square foot first tier for-sale-by-owner home for which the sellers were asking $710,000. The sellers bought this lovely home back in May for $607,000, and turned over the keys at closing to the new owners for their asking price of $710,000.
We’ll head to the south side of the Cape for our final two sales, two contiguous lots on Moonrise Drive directly behind The Sand Bucket Smokehouse & Grill. The lots are roughly a quarter acre each, and are listed for $49,900 apiece, and sold on Thursday for $39,000 each.
The first of our four new contracts is this handsome 4-bedroom, 4-bath, 2,176 square foot first tier home on White Sands Drive, just north of Ovation on the Cape. This circa-2001 home has terrific views, plenty of porch space to soak in the sounds of the surf, and a private pool. The sellers bought the rental property in 2009 for $515,000, and have it listed for $647,500.
In nearby Cape Breezes, a subdivision just on the south side of Ovation, there was a bank offering on this 3-bedroom, 2-bath, 1,496 square foot gulf front 3-bedroom, 2-bath, 1,496 square foot gulf front home built in 1984. The beauty of this place is that it’s not only located in a great little community with no HOA or HOA fees, it is situated on a 102′ gulf front lot, hard to find any more on the Cape. The bank intentionally listed this at an irresistibly low price of $499,900 to encourage offers and their strategy definitely worked. Within just a few days of it hitting the MLS they had nine offers in hand.
Immediately south of Cape Breezes on Hibiscus Lane buyers fell in love with this 68′ wide bay front beauty listed for $204,900. This secluded setting is not part of Hibiscus Bay subdivision, so once again, no HOA or HOA fees. The owners bought the property in 2007 for $265,000.
We’ll travel off the Cape for the first time today for our fourth and final new contract, written on a 50′ by 480′ gulf front lot on Sweetwater Shores Drive in Money Bayou. This is on the south facing beach in an area that is FEMA eligible. These sellers bought the property back in the summer of 2000 for $165,000.
