And the hits just keep on coming. We turned in yet another banner week, closing five sales and adding four new contracts. Sellers listed eight properties and changed prices on five others. Our inventory inched upward by three, closing out the week at 250, with 73 homes and 177 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
Let’s launch our review of this week’s five sales on the Cape on Barbados Drive in Turtle Dunes subdivision where a builder closed on this second tier, quarter-acre, “X” zone lot listed for $95,000. It’s a nice and level lot that is basically cleared, and overlooks the sparkling waters of the community pool. This little lovely last sold at the height of the market in 2004 for $280,000, and on Friday it closed above the asking price, coming in at $98,000 cash, no contingencies.
Next up is a pre-construction contract for a 4-bedroom, 3 1/2-bath, 2,100 square foot home on a first tier lot a little over a mile further south in Cape Isle Preserve near the rocks at Stumphole. The package deal was offered for $499,000, and on Friday closed for full price. The sellers bought the lot in a bank sale in mid-2014 for $60,000.
We’re heading on down to Surfside Estates on the south side of the Cape for sale number three. At the beginning of January buyers penned a deal on a 90′ by 120′, quarter-acre lot that is already cleared, filled, and ready to build upon. In 2004, it sold for $250,000; the sellers bought it in a tax deed sale in 2014 for $25,000, listed it for $62,000, and sold it this week for $61,000.
Our fourth sale is a TV Star: a 3-bedroom, 2 1/2-bath, 1,780-square foot gulf view home in Cape Dunes featured in “HGTV Vacation House for Free 2015” . During the taping of the show, the crew came in and gave this little charmer a full beauty makeover inside and out. In that episode, the current owners bought it for $223,000; after all the makeover magic, they listed it for $349,900, and turned over the keys to the new owners on Friday for $345,000.
Our fifth and final closing takes us over to Apalachee Drive in Indian Pass Beach Subdivision to this 3-bedroom, 2-bath, 2,160 square foot gulf view home listed for $499,000. According to the MLS, it went under contract the same day it was listed. The sellers are the original owners, and built the lovely home in 1999. The parties went to closing on Friday, settling for $480,000.
Back to the north end of the Cape to take a look at our four new contracts, starting off in Seacliffs where buyers staked a claim on this 4-bedroom, 4 1/2-bath, 2,007 square-foot gulf view townhouse listed for $269,000. The home was built in 2002 when it sold for $335,000.
Next door in Barrier Dunes, a 2-bedroom, 2 1/2-bath, 1,377 square foot pond-front townhouse on Sandpine Drive went under contract last Saturday with a list price of $279,000. The sellers bout it in 2007 for $335,000.
Our third contract takes us to Tobago Drive, a beachy little street on the north side of The Tradin’ Post. A family found a real gem in this gulf view, “X” zone lot listed for $139,900. It’s a third of an acre, measuring 102′ by 130′ and just a very short stroll to the sandy surf.
We’re back over in Indian Pass Beach subdivision to wrap things up today, closing out with a 2-bedroom, 2 1/2-bath, 1,872 square foot beach home listed for $299,900. This home is on Oak Street just off of Indian Pass Road and while it doesn’t have gulf views, it, too, is just a short stroll down to the beach. The sellers bought it in2004 for $425,000, and initially listed it in 2006 for $700,000.
