Happy to report there was no let up in activity again this week turning in another strong showing, closing three sales, writing up four new contracts, adding six new listings and posting two price changes. With all that, our inventory grew by three, closing the week at 253, with 72 homes and 181 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Lots to look at today so let’s get started.
We’ll begin our review of this week’s three sales on the north end of the Cape in Secluded Dunes where buyers closed on six first tier, gulf view lots listed for $350,000. Combined, they measure roughly 316′ by 375′ for a total of 2.82 acres. There appears to be a fair amount of wetlands on the property. The offering went under contract in late November, and closed on Friday for the full list price of $350,000 using conventional financing.
Sale number two is in Peninsula Estates, located about half a mile south of the state park. Buyers went under contract last month on this 75′ by 200′ interior lot on Sandlewood (the bay side of the subdivision) listed for $55,000. Back in January 2005 it sold for $200,000; this time around it went for $44,000.
The last of our three sales is a second tier, road-front lot in Ocean Haven, a subdivision just south of Seagrass. This 63′ by 210′ property offers both gulf and bay views, was listed for $119,000, and sold on Friday for $110,000.
The first of this week’s four new contracts is in one of the most beautiful areas of the Cape, Sunset Pointe, a lovely gulf front subdivision up beside the state park. The dunes and beach that line this gated community are just magnificent. You can’t blame someone for falling in love with this roughly half acre lot featuring 90′ of gulf frontage. This piece of paradise sold in 2005 for $1.4M, then again in early 2007 to the current owners for $975,000. On Wednesday they put it under contract with a list price of $499,900.
We’re back on Sandlewood Boulevard in Peninsula Estate for contract number two, which is on this 5-bedroom, 3 1/2-bath, 2,210 square foot interior home that went under contract last Saturday with a list price of $399,000. The sellers picked it up in a foreclosure sale in June of 2014 for $167,000 when it was in need of some serious TLC. They’ve done a remarkable renovation, bringing it back from the brink. Last August they had the house under contract briefly but that one didn’t work out and it came back on the market shortly thereafter.
Down on the south side of the Cape on McCosh Mill Road in Piney Woods, buyers wrote up an offer on a 55′ by 80′ “X” zone lot. County records indicate the sellers purchased the property in the summer of 2005 for $399,900. Last June they listed it for $65,000, dropped that to $48,900 just before Christmas, and now have it under contract.
For our fourth and final new contract we’ll leave the Cape for the first time today, travelling out onto the C-30 Corridor heading towards town and stopping in Simmons Bayou near Presnell’s Bayside Marina. Here in Hammock by the Bay, we have a 3-bedroom, 3 1/2-bath, 1600 square foot bay front townhouse under contract with a list price of $269,900. The sellers bought the bay side retreat in the summer of 2012 for $275,000.
