Not quite as hectic this week but still good and steady. We closed four sales, wrote contracts on three others, added eight new listings, and changed prices on two others. With all that, our inventory inched up by five, closing the week at 258, with 76 homes and 170 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor market. Let’s take a look at what’s moving off the shelves.
The first of our four sales is a first tier lot across the street from Beach Planet on the Cape. The 81′ by 181′, third of an acre lot is zoned mixed use, residential and commercial, and was listed for $162,000. On Friday the buyer took title for $155,000 cash.
Our other three sales are all off the Cape, scattered along the C-30 Corridor. We’ll start off heading towards town and stopping first in Simmons Bayou near Presnell’s Bayside Marina. Here in Hammock by the Bay, we have a 3-bedroom, 3 1/2-bath, 1600 square foot bay front townhouse that went under contract just last week with a list price of $269,900. The sellers bought the bay-side retreat in the summer of 2012 for $275,000, and sold it on Friday for $264,000 cash.
Working our way westward along C-30 travelling about a half mile north of Cape San Blas Rd., we’ll stop next in Treasure Bay where this bay view, 101′ by 220′, half-acre corner lot caught a buyer’s eye back in January with its $59,000 price tag. All of the lots in this subdivision have deeded bay access. The sellers bought the property in 2011 for $25,000 from folks who paid $225,000 for it in 2004, and on Tuesday sold it for $54,500 with the buyer obtaining conventional financing.
Our final sale is over in Gulf Pines with this 75′ by 130′, quarter-acre, first tier gulf view that went under contract earlier this month with a list price of $139,000. The last time it was on the market was in 1998 when the sellers picked it up for $45,00. Gulf Pines fronts C-30, overlooks the south-facing beach, and is a FEMA flood insurance eligible area. It’s a nice little community with annual HOA fees of only $200. The new owners took title on Thursday paying $120,000 cash.
Now on to our three new contracts, beginning where we do so often, up in Barrier Dues where buyers had their offer accepted on this 3-bedroom, 3 1/2-bath 1,845 square foot gulf front townhouse listed for $398,000. The sellers bought this circa 1985 townhouse in 2005 for $590,000.
On the south side of the Cape, just past Salinas Park on the north side of the road, this next contract is on a 113′ by 288′ bay front lot listed for $115,000, well below the $150,000 it last sold for in December 2001. The property is mixed commercial-residential, offering lots of possibilities.
Last stop of the day is over in Indian Pass Beach Subdivision where this 75′ by 105′, 0.18 acre gulf view lot went under contract on Friday with a list price of $142,000. The seller bought the property in 2003 for $250,000.
