Spring-like weather arrived right on time for our visiting breakers, with blue skies and warmer weather. Our visitors were in a buying mood, closing three sales, and writing up seven new contracts. Sellers added nine new listings (two of which are already under contract), and changed prices on three others. Our inventory inched up by five, closing the week at 255, with 78 homes and 177 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of our three sales is this handsome 4-bedroom, 4-bath, 2,176 square foot first tier home on White Sands Drive, just north of Ovation on the Cape. This circa-2001 home has terrific views, plenty of porch space to soak in the sounds of the surf, and a private pool. The sellers bought the rental property in 2009 for $515,000, listed it for $647,500, and sold it on Friday for $615,000.
Down on the south side of the Cape on McCosh Mill Road in Piney Woods, our second sale is a 55′ by 80′ “X” zone lot. County records indicate the sellers purchased the property in the summer of 2005 for $399,900. Last June they listed it for $65,000, dropped that to $48,900 just before Christmas, and sold it on Monday for $44,000.
Our third and final sale is a lot on Indian Pass Lagoon on C-30 about 2 miles past the Indian Pass Raw Bar. It has 80′ of water front, about 400′ deep, a little over half an acre. The owner listed it in early 2014 for $39,900, raised the price in January 2015 to $49,900, and put it under contract in mid-January. This week the new owners took title for $39,000.
We kick off our review of this week’s seven contracts on the north end of the Cape in Barrier Dunes, where buyers fell in love with this 2-bedroom, 2-bath, first tier townhouse with great views of the gulf and the pool overlooking the gulf. The sellers bought it in January 2012 for $145,000 and set about doing a serious renovation, painting through out, all new appliances, new furnishings and a number of custom upgrades. They listed it in December 2013 for $290,000, and accepted an offer on it last weekend.
On Cancun Drive in Turtle Dunes, buyers penned a deal on a 3-bedroom, 3-bath, 1,786 square foot gulf view home listed for $399,000. The “X” zone property was built in 1991, and last sold for $259,000.
We’ll travel off the Cape heading east along C-30 over to Money Bayou where this 50′ by 464′, half-acre gulf front lot on Sweetwater Drive went under contract on Wednesday with a list price of $239,000. That price includes DEP permitting and F&B house plans. The sellers bought it in late 2013 for $207,500. Ten years prior in December 2003 it sold for $504,000.
These next two contracts are on properties that came on the market just this week. Located just across the street from the Indian Pass Raw Bar, the two contain roughly 14-acresm the majority of which are wetlands with a sliver of uplands near the road. They were listed on Tuesday for $40,000 and $75,000, and were snapped up the very next day.
Contract number six finds us over on Indian Pass where this 50′ by 270′, half-acre gulf front lot went under contract on Thursday as a short sale with a list price of $199,000. In mid-2006, the sellers paid $1.3M for the property.
Our final contract takes us out near the tip of the peninsula to Indian Pass Beach subdivision, to this 105′ by 75′ first tier lot listed for $172,500. According to the MLS notes, the gulf front lot seaward of it has been deemed unbuildable. There was no sales data available in the county property appraisers site.
