Happy to report there was no let up in activity again this week turning in another strong showing, closing two sales, writing up ten new contracts, listing five new properties and changing prices on four others. All of that took a nice big chunk out of our inventory, shedding eleven, closing the week at 244, with 77 homes and 167 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Lots to look at today so let’s get started.
The first of our two sales is on the north end of the Cape in Barrier Dunes, where shoppers took a shine to this 2-bedroom, 2 1/2-bath, 1,377 square foot, circa 2002 townhouse on Parkside listed for $236,000. The sellers bought the pond-front home in June 2009 for $236,000, and have sold it for $218,000.
Immediately south of Cape Breezes on Hibiscus Lane buyers fell in love with this 68′ wide bay front beauty listed for $204,900. This secluded setting is not part of Hibiscus Bay subdivision, so once again, no HOA or HOA fees. The owners bought the property in 2007 for $265,000, and sold it on Wednesday for $197,000.
The first of our ten new contracts takes us back to the north end of the Cape to Seacliffs, where this 1986 vintage 3-bedroom, 3 1/2-bath, 1,518 square foot gulf front condo caught a buyer’s eye. The sellers bought the unit in January 2014 in a short sale for $275,000, and have it listed for $395,000.
Our second contract is on three bank-owned oddly shaped contiguous lots listed for $179,900. Located on the gulf just south of Coneheads, they’ve been trying to sell these since early 2014 when they first listed them for $215,000.
These next two contracts are in nearby Ovation, both bay view lots on Regatta Drive listed for $39,900 and $31,800 respectively. The sellers bought them back in 2012 for $19,000 apiece.
About a mile or so down the road in Seagrass, sellers accepted an offer on their 4-bedroom, 4 1/2-bath, 2,215 square foot gulf view home listed for $549,900, a bit of a hit since the bought it for $890,000 in 2005.
Some buyers were eagerly anticipating scallop season setting their sights on this 100′ by 471′, 1.1-acre bay front lot overlooking Pig Island. It’s listed for $299,000, and last sold in 2003 for $269,000.
We’ll head down to the south side of the Cape for contract number seven, which is on another bank-owned property, this one a 4-bedroom, 2 1/2-bath, 2,122 square foot gulf view home on Plover Drive in San Blas Plantation listed for $384,900. This home was built in 2005 and has a nice in-ground pool, outdoor spa and tiki bar.
We’re doing things in pairs today, apparently, as our next two contracts are both on McCosh Mill Road in Piney Woods, beginning with this “X” zone, third tier property listed for $74,900. It’s right across the street from the community pool. The sellers bought the 60′ by 95′ flag lot this past October for $50,000.
The other Piney Woods contract is on a 65′ by 83′ X zone first tier lot listed for $114,900 which last sold in September 2013 for $60,000.
We’ll end the day over on Indian Pass where buyers put a down payment on their piece of paradise, a 60′ 520′, three-quarter-acre gulf front lot listed for $230,000. That price includes current DEP permitting for a 5-bedroom, 3-bath, 3,300 square foot heated and cooled home with private pool. The sellers paid $300,000 for the lot in October 2009.
