After a string of busy weeks, our market finally took a bit of a breather this week, with five closings and two new contracts, only three new listings and nine price changes. Our inventory shed four, closing the week at 261, with 88 homes and 173 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor Market MLS.
We’ll kick off our review of this week’s five sales on Cancun Drive in Turtle Dunes, where buyers closed a deal on a 3-bedroom, 3-bath, 1,786 square foot gulf view home listed for $399,000. The “X” zone property was built in 1991. The sellers bought it in November 2014 for $259,000, and sold it on Tuesday for $390,000.
Down on the south side of the Cape on McCosh Mill Road in Piney Woods our second sale is a 65′ by 83′ X zone first tier lot listed for $114,900. The sellers bought it in September 2013 for $60,000, and sold it for a tidy little profit on Friday for $113,000.
Just a few blocks away, sellers sold their 94′-wide, three-quarter-acre bay front lot. They bought it in late 2001 for $90,000, had it listed for $145,000, and signed over the title on Monday for $119,000.
We’ll travel off the Cape over onto C-30 heading east towards Money Bayou stopping just past the public beach access point where parties closed on the 50′ by 420′ gulf front lot listed as a short sale for $225,000. The sellers bought it in 2004 for $660,000, and were able to sell it for $225,000 cash. If you don’t recall seeing this one go under contract earlier that’s because it was listed in the Tallahassee MLS; the buyer’s agent was a Cape San Blas Realtor who entered the sale into our MLS for comp purposes.
Our final sale is over on Indian Pass where this 60′ by 520′, three-quarter-acre gulf front lot with DEP permitting and house plans sold for $215,000. The sellers bought it in October 2009 for $300,000, and had it listed for $230,000.
Only two new contracts this week, but it’s all about gulf front. First contract is on a 100′ wide waterfront lot on the south side of the Sunrise Sunset townhouses. The property last sold in mid-2003 for $388,000, and went under contract on Sunday with a list price of $280,000.
Ending each day relaxing with a gorgeous sunset like that over your backyard is worth any price, but the list price on this second contract is only $280,000. Buyers fell in love with the 50′ by 476′ gulf front lot on Sweetwater Drive in Money Bayou. The sellers bought it in mid-2012 for $200,000, and have it listed for $280,000.
