Cape San Blas Real Estate Week in Review - May 21-27, 2016

What a gorgeous week it has been – warm, sunny days, crystal clear blue skies, and calm, emerald gulf waters. A perfect week to claim a little piece of this paradise for your own, and a number of folks did just that. We closed five sales, wrote up two new contracts, and listed eight propertiesFive sellers opted for a price adjustment. Our MLS inventory added six, closing the week at 266, with 87 homes and 179 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s take a look at what’s moving.

Cape San Blas Townhouse Under Contract May 2016 with List Price of $269,000

The first of our five sales is located in Sea Cliffs on the north end of the Cape.  Buyers took a fancy to this 4-bedroom, 4 1/2-bath, 2,007 square foot townhouse listed for $269,000. It has a bit of a gulf view from the decks, and includes an elevator and private enclosed garage.  On Tuesday the new owners took possession for $250,000.

Cape San Blas Townhouse Under Contract May 2016 with List Price of $245,000

Next door in Barrier Dunes, sellers accepted on offer last month on their 2-bedroom, 2-bath, 1,344 square foot townhouse on Parkside listed for $245,000.  The comfortable end unit has also been configured with a screened in porch.  The owners purchased the home in mid-2011 for $175,000, and sold it on Tuesday for $220,000.

Cape San Blas Gulf View Home Under Contract April 2016 with List Price of $586,000

Lots of action on Tampico Drive behind the townhouses at Cape Shoals, with two closings this week.  First up is a 5-bedroom,  3 1/2 bath home with in-ground pool, and located in the “X” zone. It was listed for $586,000 and sold for $547,000.

Cape San Blas Gulf View Home Sold May 2016 for $495,000

Next up on Tampico, another gulf view home, this one with three bedrooms, three baths, and 1,872 square feet under heat and air. The sellers bought it in 2003 for $385,000, listed it recently for $499,900, and sold it on Monday for $495,000.

Cape San Blas Interior Lot Under Contract April 2016 with List Price of $44,900

Our fifth and final sale takes us to San Blas Plantation on the south side of the Cape where buyers staked a claim last month on this 69′ by 169′, quarter-acre “X” zone lot listed for $44,900. Our office is in this subdivision on Cape San Blas Road.  All the properties here include deeded gulf access.  Back in 2005 this lot sold for $315,000, but this time around it went for $37,500.

Barrier Dunes Townhouse Under Contract with List Price of $275,000

Now on to our two new contracts starting off with this 3-bedroom, 3-1/2-bath, 1,888 square foot townhouse up in Barrier Dunes listed for $275,000. The unit was built in 2000 and the sellers bought it in 2007 for $317,500.

Treausre Bay Lot Under Contract May 2016 with List Price of $35,000

The other contract is on this 100′ by 215′ bay view lot in Treasure Bay on C-30 listed for $35,000. Back in 2005 the sellers paid $195,000 for it.
