Summer sales keep sizzling, and we turned in another good week, closing four sales and penning three new contracts. Sellers changed nine prices, and added six new offerings to the menu. Our inventory grew by three, closing the week at 274, with 98 homes and 176 lots listed in the Cape San Blas, Indian Pass, and C-30 Corridor MLS. Let’s see what buyers have been up to.
We’ll kick off our review of this week’s four sales on the Cape with a gulf front townhouse on Nassau Lane in Cape Shoals. It’s a 2-bedroom, 2 1/2-bath, 1,120 square foot circa 1986 townhouse listed for $309,000. These are very nice townhomes, but the owners over the years have been involved in ongoing efforts to keep the surf from washing up under them. The sellers purchased this property a little over a year ago for $275,000 and have done a good job of updating it since. On Tuesday they turned over the keys to the news owners at closing for $292,000.
We’ll travel south about two miles to Barbados Drive in Turtle Dunes where in late June sellers accepted an offer on their 4-bedroom, 4-bath, 2,726 square foot gulf front home listed for $849,000. It’s a 2008 vintage rental property on 48′ of sandy white beach. The sellers bought it in 2012 for $625,000, and sold it on Monday for $800,000.
Our next sale is a 100′ wide waterfront lot on the south side of the Sunrise Sunset townhouses. This property last sold in mid-2003 for $388,000, and went under contract in late June with a list price of $224,900. The new owners took title on Monday for $192,500.
Down on the south side of the Cape tucked away behind trees near the bay is a little 656 square foot, 2-bedroom, 1-bath cottage on a half-acre lot listed just last month for $149,000. It’s one of the Salt Works Cabins units built in 1991. It went under contract within just a few days of debuting in the MLS, and sold this week for $145,000.
The first of our three new contracts is on the north end of the Cape in Barrier Dunes; it’s a 2-bedroom, 2-bath, 1,216 square-foot townhouse that went under contract on Thursday with a list price of $295,000. This end unit has a great gulf view straight down the greenway. The sellers bought it in the summer of 2012 for $200,000 and have done a fantastic job of renovating it.
Scallop season, however abbreviated, opened this week and that may have been the inspiration for buyers to write up an offer on this half-acre bay front lot on Anchor lane. The lot has 100′ on the bay, includes deeded gulf access directly across the street, and is listed for $299,000.
We’ll wrap things up today over on Indian Pass where buyers fell in love with this gulf front home overlooking St. Vincent island listed for $560,000. The views from this home will take your breath away. It’s situated on 50′ of waterfront, has 3-bedrooms, 3-baths, and 1,680 square feet under heat and air.
