Cape San Blas Real Estate Week in Review - Sept. 17-23, 2016

We had an unusually quiet week for some unknown reason, with no closings at all, and just four new contracts. Sellers added five new listings to the mix, and made two price changes.  Our inventory whittled away three, closing at 265, with 96 homes and 169 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.  I’m noticing that the trend recently has been for an increase in housing inventory with an increasing demand for lots as our overall inventory has been trending towards shrinking.


We have just have four new contracts to look at this week and all of them are on the north side of the Cape, starting with this 80′ by 146′, roughly quarter-acre lot on Park Point Drive in Park Point, one of the northernmost communities on the Cape, with the state park bordering the community along its eastern boundary. Back in the hey day of 2004 this lot sold for $242,500; the current owners picked it up in January 2014 for $26,000, and accepted an offer on it on Friday with a list price of $49,000.


Our second contract is just next door on Hemmingway Circle in Sunset Pointe where this  77′ by 148′, quarter-acre lot went under contract on Monday with a list price of $48,900, a far cry from the $425,000 it sold for in the summer of 2005.


In nearby Seacliffs, a newly listed 4-bedroom, 4 1/2-bath, 1,944 square foot townhouse generated a lot of interest, with multiple offers submitted.  It has gulf views, and is being sold furnished. The sellers bought it in late 2012 for $210,000 and have it listed for $269,000.


Just a bit south of Rish Park on Westwind Drive buyers had their offer accepted on this 82′ by 194′, 0.37-acre lot listed for $133,000. It’s located in Paradise Gulf-Paradise Bay, and includes deeded gulf and bay access.  The sellers bought it in 2002 for $118,000.
