Autumn arrived today as a dry front moved through the area last night ushering in blessedly cooler and drier air, with forecast lows tonight in the 60’s. Very nice indeed. Our market cooled a bit as well, closing just one sale, and adding five new contracts. Sellers added two new listings, and changed prices on five others. Our inventory whittled away two, closing at 263, with 91 homes and 172 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.
Our solo sale is up in Barrier Dunes where this 2-bedroom, 2-1/2-bath, 1,593-square foot townhouse listed for sale on in late August went under contract a few days later with a list price of $269,000. The sellers bought it in May of 2008 for $337,700, and sold it on Friday for their full asking price of $269,000.
Now on to our five new contracts with more action at Barrier Dunes as buyers penned an offer on this 3-bedroom, 3-bath, 1,377 square foot townhouse on Parkside listed for $195,900. It was built in 1985, and sold to the current owners in 1992 for $67,500.
Our next contract, near The Tradin’ Post in Feather Sound, is on a 2-bedroom, 2-bath, 900 square foot gulf-view beach cottage built in 1990. This was originally one of six cottages located at Stumphole until Hurricane Opal washed them off their foundations in 1995 when the road washed out. All but one of the buildings survived intact and were relocated to various lots on the Cape and renovated. This one became a good little rental property and has an interesting sales history: in July 2003 it sold for $285,000 and then resold a year later in August 2004 for $438,000. The current owners bought it in 2012 for $210,000, and accepted an offer on it Tuesday with a list price of $325,000
Here’s a bit of an unusual offering. We have a 101′ wide Bayfront lot with a total of an acre plus of land directly across from Pristine Properties Vacation Rentals. On it are two single family homes that share a common covered deck overlooking the waterfront. The buildings were relocated onto the property from elsewhere shortly after the seller bought the land in April 2013 for $119,500. They underwent major renovations and have been popular rental properties. Between the two of them they have six bedrooms and 4 full baths. they went under contract on Tuesday with a list price of $449,900.
Traveling off the Cape now on over to Treasure Shores where this handsome 4-bedroom, 3-bath, 1,960-square foot home went under contract on Saturday with a list price of $725,000. The seller originally listed it back in March for $879,000, and has been adjusting that price-point, eventually settling on $725,000 on September 20, and four days later had it under contract. They bought the 75′ wide, half-acre-plus lot in November 2014 for $215,000 and then had Big Fish Construction build the home.
Over on Indian Pass we have a short sale on this beautifully appointed 3-bedroom, 3-1/2-bath, 1,744 square foot gulf front home listed for $789,000. Its 0.81-acre lot has 100′ of waterfront. The sellers bought the home in February 2005 for $1.65M, and first listed it in May 2010 for $1.4M.
