Real estate shoppers got into the spirit of Black Friday and Cyber Monday and did some bargain shopping this week here along the coast, closing two sales and writing up four new contracts. Sellers listed three new properties and changed the price on just one other. Between new contracts and expireds we managed to whittle our inventory back down by eight, closing at 262, with 85 homes and 177 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s see what’s catching buyers’ eyes.
The first of our two sales is on Jamaica Drive behind The Tradin’ Post. It’s a 2-bedroom, 1-bath, 520 square-foot cottage built in 1988. The sellers bought it last November, for $168,000 and had it listed since May for $199,500, and sold it on Friday for $192,500.
Sale number two is out along the C-30 Corridor in Curve at the Cape where the parties closed on this 60′ by 156′, roughly quarter-acre first tier lot overlooking the gulf. The sellers bought it in November 2002 for $225,000, listed it back in March of 2014 for $137,000, tweaking the price downward since then eventually settling at $110,000, which did the trick, selling on Wednesday for $93,000.
Now let’s look at our four new contracts starting off on the north end of the Cape in Barrier dunes wherethis2-bedroom, 2-bath, 1,216 square foot gulf view townhouse went under contract on Tuesday sporting a $257,ooo price tag. The owners have had it for some time, purchasing it from the developer in 1999 for $177,440.
Our second contract is located about four miles south along Cape San Blas Road. Here buyers penned a deal on a 50′-wide gulf front lot just south of Scallop Cove listed for $325,000. This is one half of a 100′ lot the seller purchased in September 2014 for $234,000 and subsequently replatted into two 50′ lots.
Our next two contracts are both out on Indian Pass, beginning with this 4-bedroom, 3 1/2-bath, 1,772 square foot lagoon front home listed for $550,000. The home is situated on a 1.8 acre parcel with 125′ of waterfront. The sellers bought the lot in 1995 for $24,000 and built the home in 1999.
We’ll wrap things up today on the beach side of Indian Pass where buyers fell in love with this gulf front home overlooking St. Vincent island listed for $550,000. It was previously under contract for a brief time back in mid-August, but that one didn’t work out and it came back on the market in September. The views from this home will take your breath away. It’s situated on 50′ of waterfront, has 3-bedrooms, 3-baths, and 1,680 square feet under heat and air. The sellers bought it in 2000 for $315,000.
