2017 continues off to a strong start roaring along this week with four sales, six new contracts, eight new listings and six price changes. Our inventory inched up by one, closing at 230, with 68 homes and 162 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. We have a fair amount of territory to cover today so let’s get right to it.
We launch into our four sales on the north end of the Cape on Hemmingway Circle in Sunset Pointe where the parties shook hands on this 90′ by 125′, quarter-acre interior lot listed for $55,000. This is a pretty subdivision that’s platted into two sections, with one portion adjacent to the entrance to the state park, and the other portion showcasing the gulf front. This gated community has an attractive community pool, nature walks, and walkovers to the beach. The sellers bought the lot from the developer in mid-2004 for $210,000, and signed over the title to the new owners at closing on Friday for $54,500.
Our second sale is located on the Cape in Ovation. It’s a 52′ by 121′ interior lot with a list price of $43,900 that caught the eye of a buyer who got it under contract in early December. The sellers purchased it in March last year for $31,000. and have now sold it for $41,000. In mid-2012 it went for $19,000.
Next up is this 3-bedroom, 2-bath, 1,620-square foot gulf-front home on Clipper Way listed for $699,000. It was built in 2000 in Feather Sound, one of the earliest subdivisions on the Cape; there are recorded covenants but no HOA or HOA fees. The sellers bought the home in 2014 for $475,000, and handed the keys over to the new owners on Thursday for $650,000.
Our fourth and final sale is on the beach side of Indian Pass where buyers fell in love with this gulf front home overlooking St. Vincent island listed for $550,000. It was previously under contract for a brief time back in mid-August, but that one didn’t work out and it came back on the market in September. The views from this home will take your breath away. It’s situated on 50′ of waterfront, has 3-bedrooms, 3-baths, and 1,680 square feet under heat and air. The sellers bought it in 2000 for $315,000, and sold it on Friday for $525,000.
Now on to our six new contracts. Sea Cliffs was hot this week with two townhouses there going under contract. First one to start heading sailing towards closing was this 4-bedroom, 4 1/2-bath 1,944 square foot gulf view unit listed for $299,000. This is one of the few units in this complex with an attached garage and an additional deeded parking space. The home is being sold furnished and has an elevator. The sellers are the original owners who bought it from the developer in 2001.
Just around the corner, our second contract is on a 4-bedroom, 4 1/2-bath, 2,007 square foot unit listed for $293,000. The sellers bought it in March just last year for $255,000. In 2002 it sold for $335,000. This home also has an elevator.
Barrier Dunes is next door to Seacliffs and though it is primarily a townhouse community there are a few detached single family homes as well. Buyers wrote a contract on this 3-bedroom, 3 1/2-bath, 1,984 square foot home on Lakeshore Drive listed for $475,000. The circa 2006 home is being sold unfurnished. The sellers bought it in mid-2014 for $450,000.
We’ll travel on down to the south side of the Cape for contract number four which is on this 57′ by 82′ lot listed for $79,000. It sits catty cornered to the community pool and is in an “X” zone. It should afford a gulf view from a home built on pilings. The seller purchased it in the summer of 2014 for $50,000.
This next contract is over along C-30 on Sweetwater Drive where this gulf front, 4-bedroom, 3-bath, 1,777 square foot home on 50′ of waterfront went under contract on Monday with a list price of $599,900. The sellers bought it in 2000 for $347,500, and first put it on the market in mid-2012 sporting a $725,000 price tag.
We’ll wrap things up today over on Indian Pass with a vintage Lagoon front 4-bedroom, 2-bath, 2,138 square foot home that was built in 1923. The walls are pecky cypress, there are inviting porches all around, and a screened in-ground pool. It has been in the family for quite some time, so I found no significant sales history in the county records. They have it listed for $479,900 and accepted an offer on it on Wednesday.
