Cape San Blas Real Estate Week in Review - Jan. 14-20, 2017

In a week where we witnessed the peaceful transfer of power in D.C., closer to home we witnessed the profitable transfer of properties.  Two sales were closed, six new contracts were written up, sellers added ten new listings and changed prices on two others.  We end the week with our inventory at 233, up three from last week, with 69 homes and 164 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s see what bargains buyers found out there since last we met.

Cape San Blas Bay View Lot Under Contract December 2016 with List Price of $55,000

The first of our two sales is on the north end of the Cape on Blue Heron Drive back behind Coneheads restaurant and just south of the state park boundary. In mid-December buyers had their offer accepted on this 104′ by 208′ half-acre bay view lot listed for $55,000. The sellers bought the property in 2001 for $28,500, and sold it on Tuesday for full list price of $55,000.

Our second sale is over on C-30 in Waters Edge, the first little subdivision on your left after you turn off Cape San Blas heading east towards Indian Pass. This is a 62′ by 248′ lot a little over a third of an acre. Waters Edges is tucked away under sprawling oaks and magnolias, features a pool and tennis court, and provides deeded gulf access directly across the street.  The sellers purchased this lot in 2004 for $210,000, listed and sold it for $29,900 on Tuesday.

Interior Lot in Sunset Ponte Under Contract January 2017 with List Price of $48,000

Now on to our six new contracts starting off on Hemmingway Circle up in Sunset Pointe where buyers had their offer accepted on this 93′ by 210′ interior lot listed for $48,000 which the sellers bought in March 2005 for $375,000.

Barrier Dunes Beach Cottage Under Contract January 2017 with list Price of $262,500

Our next two contracts are in nearby Barrier Dunes, starting with one of the few cottages located there. Although primarily known for its townhomes, Barrier Dunes is also home to a handful of cottages and larger single family homes. This particular model is a 2-bedroom, 2-bath, 1,078 square foot cottage built in 2000.  It’s situated on a 0.19 acre lot measuring 83′ by 100. The sellers bought it in late 2007 for $25,000 and have it listed for $262,500.

Barrier Dunes Gulf View Townhouse Under Contract January 2017 with List Price of $287,500

This second Barrier Dunes contract is on a more typical offering of the community, a 2-bedroom, 2-bath, 1,196 square foot townhome listed for $287,500.  This gulf view home was built in 1999 and sold that year for $126,700.

4.3 Acre Gulf Front Tract at Cape San Blas Under Contract January 2017 with List Price of $2.3M

We’ve had a number of large parcels on the market lately, and this week we had another one, a 4.3-acre gulf front lot maybe a quarter mile south of Rish Park. It has 210′ of waterfront and is about 893′ deep, spanning from the gulf all the way back to Cape San Blas Road. It has been in the family for some time so I didn’t find any meaningful sales data associated with it in the property appraiser’s data. They are asking $2.3M for it.

Cape San Blas 1st Tier Home Under Contract January 2017 with List Price of $449,900

Our final two contracts are on the south side of Cape, beginning with this 4-bedroom, 3 1/2-bath, 1,680 first tier home listed for $449,900. It went under contract as soon as it hit the MLS.  The sellers purchased the lot alone in the summer of 2013 for $129,000.

Bay Front Lot at Eventide Under Contract January 2017 With LIst Price of $52,500

Last stop of the day is in Eventide, a subdivision directly across the street from my office.  Buyers had their offer accepted on this 0.34-acre bay front lot listed for $52,500.  This is at the head of the bay where the water is shallow and this particular area has a fair amount of marshland to contend with between the waters of the bay and terra firma.
