We had another good week with two sales and five new contracts. Most of the action was with sellers who added a whopping nineteen new listings to the menu and changed three prices. We ended the week with our inventory climbing by nine, closing at 244, with 71 homes and 173 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market MLS. Let’s see what great properties caught buyers’ attention.
The first of our two sales is on the north end of the Cape in Park Pont with a lot that went under contract just last week. It is a 52′ by 170′, quarter-acre interior corner lot listed for $55,000 for which the sellers paid $135,000 in 2003. This pretty little subdivision lies adjacent to the west side of the state park and is very peaceful and quiet. Lots include deeded gulf access. The new owner took title on Wednesday for $48,000 cash.
Our second sale is on White Sands Drive in San Blas Shores. A builder had a contract on a 62′ by 100′, 0.14-acre gulf view lot listed for $135,000. The parties settled on Tuesday for $100,000. I didn’t find any prior significant sales history in the county records.
Now on to our five new contracts stopping first on Haven Road in Seagrass where this newly listed 4-bedroom, 4-bath, 2,500 square foot first tier home went under contract on Wednesday with a list price of $979,000. This home has unobstructed views but cannot be called Gulf front because there is a platted lot in front of it for which FDEP denied a building permit in 2009. The sellers bought the home in 2014 for $815,000 and have spruced it up quite nicely since then. In 2005, the lot alone sold for $855,000.
Down on the south side of the Cape in Jubilation someone saw a good opportunity for a coastal retreat in this 50′ by 90′ “X” zone Jubilation lot listed for $59,900, a real bargain compared to the $310,000 it went for in 2004. Jubilation is now a gated community, and includes a gulf front pool and deeded gulf access for all property owners.
A few blocks further east of Jubilation we saw this country dirt road on the Cape called Sand Trace just last week, and it’s the setting once again for another contract. This week’s offering is is on a 150′ by 100′, third-of-an-acre bay view lot recently listed for $45,000. It is one of several lots carved from a larger parent parcel for resale. There are still a couple left, all of which include deeded gulf access.
When you turn off Cape San Blas Road onto C-30 heading towards town, Treasure Bay is the second subdivision on your left and it’s the site of our fourth contract, which is on this 100′ by 1,314′, 2.9-acre bay front lot listed for $159,900. The lot lines extend far out into the bay which accounts for that seemingly high acreage. The sellers bought it in 2012 for $89,000; in 2003 it sold for a $196,000. This is a quiet little residential community with nice single family homes, most of which are owner-occupied. FEMA flood insurance is available here.
We’ll finish our review today over on Indian Pass where this first tier lot listed on Tuesday for $185,500 was under contract by Friday. It’s in a VE flood zone in the FEMA eligible neighborhood of Indian Pass Beach subdivision. The seller, who bought the property in early 2016 for $110,000, is offering complete house plans with full FDEP permitting.
