This week just flew by! The market pace has been non-stop and I’m liking it. We pulled off another four sales since last we met, wrote five new contracts, listed nine properties, and changed the price on five others. Not too much movement in the inventory, growing by just one to close at 254, with 71 houses and 183 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.
The first of our four sales is up on the north end of the Cape in Seacliffs where in late February sellers accepted an offer on their 4-bedroom, 4 1/2-bath, 2,007 square foot townhome with elevator listed for $298,000. They purchased the home in February 2013 for $182,000, and handed the keys over to the happy new owners at closing on Monday for $295,000.
OK – so how many weeks in a row now have we seen this same listing photo for all of the lots on Sandy Trace on the south side of the Cape? Today’s Sand Trace Lot du jour is a sale of a 150′ by 100′, 0.34 acre, “X” zone, bay view variety. It was listed for $50,000 and sold for $45,000.
We’ll leave the Cape and head east along C-30 about a half mile to Gulf Pines, where our third sale is a 3-bedroom, 3 1/2-bath, 1,884 square-foot first tier home listed for $549,900. It went under a contract within a week of its hitting the MLS in early March. The circa-2000 home sits on a 100′ wide by 257′ deep, 0.59-acre lot in an AE flood plain. The sellers purchased the property in mid-2002 for $380,000, and sold it on Friday for $538,000.
Our fourth and final sale is a lagoon-front lot on C-30 measuring 83′ by 267′, for 0.58 acre, listed for $42,000. It last sold in mid-2011 for $25,000, and closed on Thursday for $36,000.
We’ll return to the north end of the Cape to begin our review of this week’s five new contracts this time starting off in Sunset Pointe where buyers had their offer accepted on this 70′ gulf front lot listed for $499,900. The irregularly shaped lot is just shy of half an acre, and last sold in February 2010 for $300,000. When the developer sold it in mid-2004 he got $850,000 for it.
In nearby Barrier Dunes, buyers accepted an offer on their 2-bedroom, 2 1/2-bath, 1,593 square foot townhouse listed for $215,000. The 30-year old unit last sold in mid-2013 for $235,000.
Half a mile or so down the road is Peninsula Estates, where buyers penned a deal on a 96′ by 168′, third of an acre lot fronting Cape San Blas Road listed for $110,000. I think the sellers may have owned this for quite some time since I couldn’t find sales data for their actually acquiring the lot. Peninsula Estates spans from the gulf to the bay with all owners enjoying deeded access to both. There are recorded covenants, but no HOA and no HOA fees.
Contract number four is over in Money Bayou, where sellers accepted an offer on 3-bedroom, 2-bath, 1,200 square foot home listed for $679,000. This is a FEMA-eligible area. The home was built in 2013 and sits on a 50′ wide gulf front lot that sold in late 2011 for $100,000.
We’ll wrap things up today over on Indian Pass with this 1.53-acre, 218′ by 345′ lagoon front lot that went under contract on Thursday with a list price of $65,000. This is an estate sale and includes two parcels.
