What a wet and soggy week we’ve had with over eight inches of rain recorded out here on the Cape. Try as she might, though, Mother Nature simply could not dampen our market as we turned in a good week recording three sales, and five new contracts, added nine new listings, and changed the prices on three others. After being stubbornly stuck at 267 for several weeks, we were finally able to trim our inventory, closing down four from last week at 263, with 78 homes and 185 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor MLS market.
The first of our three sales is down on the south side of the Cape in Jubilation where this newly constructed 4-bedroom, 3-1/2-bath, 2,401 square foot home has been under contract with a list price of $529,00. The seller purchased the 50′ by 92′ “X” zone lot last summer for $40,000. This week they sold the home for $525,000.
Heading off the Cape out onto C-30, sale number two is this 4-bedroom, 3-1/2-bath, 1,981-square-foot spec home listed for $359,000. It’s located in Water’s Edge subdivision which includes a community pool, tennis courts, and deeded gulf access. The home itself has a minimal yard to upkeep, and overlooks a beautiful wildlife preserve.
Our third and final sale is over in Gulf Pines, where the sellers signed over the title to their 90′ by 268′, half-acre first tier lot for $145,000 cash. This one went under contract late last Friday and closed on Thursday.
Now on to our five new contracts, starting up on the north end of the Cape in Sunset Pointe on Hemmingway Circle where sellers accepted an offer on their 3-bedroom, 2-bath, 1,684 square-foot home with an unobstructed view of the bay. They bought the quarter-acre “X” zone lot in early 2010 for $55,000, built the home in 2012, and have it listed for $428,000.
We’re returning to Jubilation on the south side of the Cape for our second contract which is on this brand new 4-bedroom, 4 1/2-bath, 2,537 square foot home listed for $679,900. The seller bought the “X” zone lot just last summer for $69,000, so they got this beauty built pretty quickly.
A few blocks away is Surfside Estates, where we have a new contract on a 90′ by 123′, quarter-acre, “X” zone lot listed for $89,900. This subdivision has easy-going covenants and low annual HOA fees, currently only $240 per year. This lot last sold in mid-2003 for $149,000.
Boardwalk is right next door to Surfside Estates and here sellers accepted an offer on their recently renovated 2-bedroom, 2-bath, 1,296 square-foot vacation rental home listed for $380,000. It features a sparkling brand new kitchen with all new cabinets and appliances, and 2 beautifully renovated baths. This quiet community has a lovely pool overlooking the Gulf, and a wide, expansive stretch of beach. Current HOA fees are $1,060 paid annually, or only about $88 per month.
We’ll head on over to Indian Pass for the first time today to wrap things up with this 100′ by 148′, third-of-an-acre gulf view lot listed for $110,000, which is exactly what the seller paid for it in June 2012.
That brings us up to date through noon Friday. I’m finishing up a little earlier than usual as I’m road tripping with some gal pals this afternoon up to the Slocomb Tomato Festival to stock up on enough farm-fresh tomatoes to ensure a full summer’s supply of salsa. Slocomb tomatoes are about the best tasting tomatoes you’ll ever eat but if you want them you have to travel up to Alabama where they’re a prized local specialty.
