Real estate shoppers had the Christmas shopping spirit and shopped ’til they dropped this week here along the coast, turning in an impressive return with two sales and five new contracts. Sellers listed eight new properties and changed prices on three others. All those new contracts helped to whittle our inventory back down by two, closing at 282, with 81 homes and 201 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. We’ve got a fair amount of territory to cover today, so let’s get rolling.
Once again we’ll begin our review where we so often do up in Barrier Dunes on the north end of the Cape. The first of our two sales is near the back of the community on Parkside Circle, where buyers decided this 2-bedroom, 2 1/2-bath, 1,377 square foot townhome with a loft sleeping space was just what they were looking for and put in an offer on it the first week of November which was accepted. The circa-2005 home has had a number of upgrades, including a new roof, and is listed for $259,000. The sellers bought it in the summer of 2011 for $145,000 and handed over the keys to the new owners on Friday for $240,000.
Our second sale is in Waters Edge, the first subdivision you come to on the left side of C-30 after leaving the Cape heading in the direction of Indian Pass Raw Bar. Here buyers had their offer accepted on this irregularly-shaped, 0.29-acre interior lot listed for $39,000. It According to the property appraiser’s website it sold in 2005 for $245,000, and this year in May today’s sellers picked it up as a bank-owned sale for $26,000. The sold it on Wednesday for $32,500 cash.
We’re back at Barrier Dunes for the first of this week’s five new contracts, kicking off with this 2-bedroom, 2-bath, 1,216 square foot town house on Barrier Dunes Drive which was just what some buyers were looking for. The seller bought the circa-2003 end-unit in 2006 for $300,000, and has it listed for $265,000.
About a half mile south of Barrier Dunes is Peninsula Estates, one of the earliest subdivisions on the Cape. It spans from the gulf to the bay and all lots convey with deeded access to both. There is no HOA or HOA fees. On the bay side of the neighborhood, buyers had their offer accepted on this 3-bedroom, 2 1/2-bath, 1,642 square foot house listed for $349,000. It was built in 2002 and has changed hands several times since then, selling in the summer of 2004 for $375,000 and then again in 2009 for $245,000.
We’ll leave the Cape and head east on C-30 in the direction of the Indian Pass Raw Bar, to a house located on a 50′ gulf front lot just before you get to Gulf Pines Drive. (For those not familiar with the area, that’s roughly a half mile from Cape San Blas Road). Sellers accepted an offer on their 5-bedroom, 4-1/2-bath, 3,348 square foot waterfront home with an asking price of $899,000. The lot it’s on is a little over half an acre. It was built in 2008 as a spec home but went into foreclosure; the current owners acquired it in a bank sale in mid-2011 for $539,000.
Moving further east along C-30, our fourth contract is on a 50′ by 391′, 0.44 acre, second tier gulf view lot in Treasure Shores First Addition listed for $49,900. I found no significant sales data in the gulf county records.
Our fifth and final contract takes us a mile or so further east on C-30 to this lovely country setting to this 3-bedroom, 3-1/2-bath, 2,000 square foot home listed for $345,000. The home was built in 2000 on a 200′ by 200′, 0.92-acre lot. The sellers bought the home in mid-2002 for $195,000.
