We’ve had a full week of gorgeous sunny weather without a drop of rain and it seems a lot of folks turned their focus from real estate to fun in the sun, with just a bit of a lull, closing just three sales, while adding five new contracts. Sellers added twelve properties to the mix, and changed prices on eleven others. We added two to the inventory, ending the week at 281, with 82 homes and 199 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s take a look at what’s moving.
The first of our three sales is on Spinnaker Way, the road just before you get to Coneheads restarant on the north end of the Cape. This is a for sale by owner transaction where a Realtor brought the buyer. The seller was asking for and got $65,000 for this irregularly-shaped 0.82-acre inland lot which is accessed by an easement.
Our second sale is a 6-bedroom, 5-bath, 2,880 square-foot, gulf front house on Cabo San Lucas listed for $949,900. It’s situated on a lot with 38′ of waterfront, built in 2006. It was part of a three-home compound that became a popular wedding rental destination. The sellers bought it in late 2009 for $560,000, and sold it on Friday for $892,000.
For our third sale, we’ll travel over to Indian Pass to Canoe Lane, where the parties closed on this 3-bedroom, 2 1/2-bath, 1,949 square-foot, first tier home with gulf views listed for $499,000. It’s in an AE flood plane. The sellers bought the lot in 1999 for $50,000, built the house in 2000, and sold it on Wednesday for $470,500.
We’ll start our review of this week’s five new contracts on the north end of the Cape in Ovation, where sellers accepted an offer on their recently built 4-bedroom, 3 1/2-bath, 2,126 square-foot bay-view home listed for $819,900. It’s built on an X-zone lot and is a lot like owning a bay front home with that vast expanse of commons green in front of it guaranteeing to preserve that gorgeous view. BONUS: Somebody else mows all that green grass in front of them! Sweet.
Our second contract is about a mile south of Ovation in a recently platted small subdivision, The Preserve at the Cape, where byers penned an accepted offer on this 50′ wide, half-acre, gulf font lot listed for $579,900, or $11,500 per water front foot, a new recent benchmark for the Cape. According to the MLS notes, this price includes a DEP permit.
Just a few blocks further south down the beach at Cape Shoals, this end-unit, 2-bedroom, 2-1/2-bath, 1,120 square-foot gulf front townhome built in 1986 went under contract Wednesday with a list price of $379,000. The sellers bought it in 20004 for $299,000.
For our fourth contract we’ll leave the Cape and travel north a short while on C-30 to Treasure Bay where this 3-bedroom, 2 1/2-bath, 1,917 square foot bay front home went under contract with a list price of $599,900. The sellers bought it unfurnished in 2011 for just $280,000 and have made a lot of improvements in the interim. This neighborhood is a FEMA flood insurance eligible area.
We’ll wrap things up today over on C-30 just 2 miles east of the World Famous Indian Pass Raw Bar to this 261′ by 500′, 2.98-acre, lagoon view lot on the north side of the road listed for $109,900. The seller picked it up at the end of 2016 for $45,000.
