Our healthy market pace continues this week as we closed six sales and added seven new contracts. Sellers added eight new listings, one of which is already under contract, and changed prices on two others. Even with all those new listings, our inventory managed to shed seven, closing the week at 291, with 82 homes and 209 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s see what’s moving.
The first of our six sales is located on the northernmost platted private property on the Cape. It’s a 5-bedroom, 5 1/2-bath, 3,023 square foot home on Secluded Dunes Road built in 2005 on a 114′ wide gulf front lot. If it looks familiar it may be because we saw it here just last week when it went under contract. It was listed for $1.49M and sold Friday for full list price with the buyer paying cash.
Our next two sales are in nearby Barrier Dunes starting off first with this 2-bedroom, 2-1/2-bath, 1,216 square foot townhouse on Barrier Dunes Drive which has been under contract since May 24 with a list price of $265,000. This end unit last sold in the summer of 2006 for $300,000. Interestingly, the listing agent is also the person who sold it to the current owner back then. On Monday the new owners picked up the keys at closing for $230,000.
Next up is this 2-bedroom, 2-bath, 1,377 square foot circa-2005 townhome on Parkview Court listed for $239,900. The sellers bought it in early 2015 for $184,000 and have done a lot of upgrades since then such as new roof, new a/c’s, and fresh paint. On Friday all that hard work paid off when they picked up a check at closing for $223,000.
Next up, a 53′ by 550′, 0.77 acre gulf front lot near Coneheads listed for $545,000, a price which includes DEP permitting and building plans. The developer got $525,000 for this sale. This is in the recently-platted micro subdivision of Findlay Shores, so no prior sales history on this one.
We’ll head on down to the south side of the Cape to Sand Dollar Drive in San Blas Plantation, the subdivision in which my office is located. The parties closed on this 75′ by 685′, 1-acre gulf front lot listed for $349,000, with a final settlement price of $336,500. The sellers bought the lot in early 2002 for $475,000. San Blas Plantation has a boardwalk to the beach in place and offers similar bay access across the street.
A few blocks further east is Dunes Club, home to some of the very few condominiums available on the Cape. All of the units in this three-story building are gulf front, and the complex includes a community pool and tennis courts. In late April, sellers accepted an offer on their 3-bedroom, 2-bath, 1,176 square foot unit located on the first of the three floors of the structure. They bought it in 2005 for $465,000, had it listed for $360,000, and on Monday accepted $340,000 with the buyers using conventional financing.
We’ll return to Barrier Dunes for our review of this week’s crop of seven new contracts starting off with this 2-bedroom, 2-1/2-bath, 1,377 square foot townhouse on Parkside Circle listed for $250,000. The sellers are the original owners having bought it in 2003 from the developer for $188,600.
Across from Coneheads restaurant is the turn off from Cape San Blas Road onto Seacliffs Drive. Our second new contract is located about mid-way between that intersection and the entrance to Barrier Dunes. On Monday, sellers accepted an offer on their roughly half-acre lot on the corner of Seacliffs Drive and Bluewater Drive. They bought it in late 2008 for $80,000 and have it listed for $99,000.
Our third contract is in the gated community of Ovation which spans from gulf to bay and features lovely amenities such as two pools, a bay-front beach, community center, fitness facilities and tennis courts. This bay view home was snapped up almost immediately when it debuted in the MLS this week. It’s a 4-bedroom, 3-1/2-bath, 2,143 square-foot bay view home listed for $569,000 on an X-zone lot, and is being sold fully furnished. The sellers bought it just three years ago for $459,000.
Two miles further south is the recently-platted Christo Beach, home to our fourth new contract, a 68′ by 136′, 0.21-acre lot fronting Cape San Blas Rd. listed for $119,000.
Next up, we’re stopping just a bit south of Scallop Cove, where buyers had their offer accepted on this 2-bedroom, 2-bath, 900 square foot gulf front cottage listed for $749,000. It was built in 1985 but when the sellers bought it in late 2013 for $370,000, they totally renovated the place transforming and updating it into a welcoming and attractive coastal retreat. Those renovations include a brand new kitchen with a transformed layout, all new cabinets and appliances. It is listed for $749,000.
We’ll leave the Cape for the first time today heading over to Gulf Pines to this 3-bedroom, 2-bath, 1,560 square foot home on a 75′ wide gulf front lot listed for $695,000. The owners bought the lot way back in 1995 for $97,500 and built the home the following year.
Our seventh and final contract is on a 95′ wide , 0.66-acre, X zone 1st tier lot listed for $119,900. It includes deeded beach access. The parent lot from which it was platted was purchased in February of this year for $520,000.
And just like that, we’re all up-to-date.
