Our market took a bit of a breather this week with only two sales closing and three new contracts. Sellers added three new listings to the mix, and changed prices on three others. Our inventory crept up by three, closing the week at 296, with 86 houses on 210 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor MLS market.
Across from Coneheads restaurant is the turn off from Cape San Blas Road onto Seacliffs Drive. The first of our two sales is located about mid-way between that intersection and the entrance to Barrier Dunes. Two weeks ago, sellers accepted an offer on their roughly half-acre lot on the corner of Seacliffs Drive and Bluewater Drive. They bought it in late 2008 for $80,000, had it listed for $99,000, and sold it on Thursday for $90,000, with the buyer paying cash.
For our second sale we’ll head over to Gulf Pines to this 3-bedroom, 2-bath, 1,560 square foot home on a 75′ wide gulf front lot listed for $695,000. The owners bought the lot way back in 1995 for $97,500 and built the home the following year. On Monday they handed over the keys to the new owners for $625,000 cash.
We’re back at the north end of the Cape for the first of our three new contracts, the first of which is on this 3-bedroom, 2-1/2-bath, 1,647 square foot gulf front condo. It was listed at the beginning of March for $429,900, but the sellers decided to lower that price May 31 to $399,900, and now they have a contract. It is located in Seacliffs and was built in the early ’80’s. The sellers bought it in 2001 for $289,900.
We’re back out on C-30 for our second contract which is on this 50′ wide by 370′ deep gulf front lot in Water’s Edge, the second subdivision you come to after turning right off of Cape San Blas Road and heading east. The majority of this neighborhood is on the north side of C-30, but the subdivision does have this and one other gulf front lot. The seller bought this lot in the summer of 2003 for $500,000.
Our last stop for the day is over on Canoe Lane, just past Treasure Shores, where sellers accepted an offer on their 4-bedroom, 4 and 2 half bath, 4,855 square foot gulf front home listed for $1,385,000. They bought the 85′ wide lot in mid-2010 for $280,000 and had Windolf Construction build the home four years later. The MLS notes describe the many features this lovely home has to offer:
