September sales continue to roll right along as we logged another good week, with four sales, four new contracts, ten new listings, and eight price changes, with one of those being a price increase. Our inventory added five, closing the week at 295, with 89 homes and 206 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.
The first of our four sales is in the northernmost subdivision on the Cape, the gated community of Secluded Dunes, where the parties closed on this 72′ by 358′, 0.6-acre, first tier lot with gulf views. The sellers bought it in 1998 for $43,000, had it listed for $219,000, and sold it on Friday for $190,000.
Next door to Secluded Dunes is Park Point, home to our second sale, which is this 80′ by 146′, quarter-acre lot listed for $58,500. The sellers bought it in 2016, and signed it over to the new owners on Friday for $57,500.
Looks as if most of this weeks sales were clustered on the north end of the Cape as our third sale is in nearby Barrier Dunes where on Friday new owners picked up the keys at closing for this 3-bedroom, 3-bath, 1,377 square foot town house on Parkside for $248,000. It was listed for $255,000 and last sold in mid-2004 for $210,000.
We’ll leave the Cape for our fourth and final sale, which is out on C-30 heading towards Port St. Joe. At the end of July, buyers placed an offer on this 104′ by 220′, half-acre road front lot with a view of St. Joe Bay that was listed for $59,900. The sellers have owned it since 2003 when they paid $71,300, and on Wednesday they let it go for $57,000.
We’ll return to the Cape for our review of this week’s four new contracts, the first two of which are on the bay side of Ovation, starting with this 84′ by 76′, 0.13-acre first tier bay view lot listed for $67,500. Ovation is a gated community with a gulf-side pool, a beautiful infinity pool overlooking the bay, 2 docks, a fitness center, club house with a social room, and deeded gulf and bay access. The sellers bought this lot in mid-2014 for $50,000 from a seller who had paid $75,000 to the developer for it in the summer of 2010.
Around the corner on Regatta, buyers had their offer accepted on this irregularly-shaped 0.16-acre lot listed for $39,000. The sellers made a good deal back in 2012 when they picked it up for $19,000.
Between Ovation and The Tradin’ Post is Sea Dunes Lane where this recently renovated 2-bedroom, 2-bath, 1,248 square foot gulf view cottage went under contract Tuesday with a list price of $464,900. If it looks a bit familiar, it may be because it was under contract briefly once before back in May. The sellers bought this place in the summer of 2014 for $255,000 and have done an amazing transformation since them. For all you HGTV fans of Fixer Upper, here are sample before and after pictures:
Our fourth contract takes us over to Indian Pass to this 70′ by 115′ lot on Oak Street that’s just a smidgen shy of a quarter of an acre. It’s located just a short stroll to the beach. The sellers bought it in 2005 and have it listed for $119,000. This little neighborhood called Indian Pass Beach Subdivision was platted in 1952 and grandfathered for FEMA flood insurance eligibility when the CBRA designation was placed on most of the rest of Indian Pass.
