September sales continue to roll right along as we logged another good week, with eight sales, two new contracts, three new listings, and price changes on twelve others. Our inventory closed down only two at 289, with 86 homes and 203 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.
The first two of our eight sales are both located on the north end of Cape San Blas in Barrier Dunes beginning with this 2-bedroom, 2-bath, 1,152 square foot end-unit on Barrier Dunes Drive. The sellers bought the circa-2001 townhouse in mid-2015 for $195,000, had it listed for $290,000, and sold it on Tuesday for $280,000.
Around the corner on Parkside, sellers accepted an offer the last week of August on their 3-bedroom, 3-bath, 1,377 square-foot interior townhouse listed for $275,000. They bought the property in the summer of 2015 for $177,500 and have made a lot of improvements since then according to the MLS notes:
2016-new roof, new carpet upstairs, new tile floor downstairs and stairway/entry. New cabinets in kitchen, new decks front and back, new siding and exterior paint, fresh paint throughout, new stove top, new dishwasher, new garbage disposal, new living room furniture, new patio furniture, new bed for spare bedroom-downstairs.
Although it was built in 1985, the improvements are so extensive, the property appraiser lists its market value effective age as 2007. All that hard work has paid off as they sold it for full list price of $275,000.
About a mile south on the Cape our third sale is this 84′ by 76′, 0.13-acre first tier bay view lot listed for $67,500. Ovation is a gated community with a gulf-side pool, a beautiful infinity pool overlooking the bay, 2 docks, a fitness center, club house with a social room, and deeded gulf and bay access. The sellers bought this lot in mid-2014 for $50,000 from a seller who had paid $75,000 to the developer for it in the summer of 2010, and they sold it on Tuesday for $60,000.
Just north of Pig Island, buyers took title to this beautiful 100′ by 557′, 1.56-acre bay front lot for its full list price of $280,000. It was cut from a parent parcel by the sellers so no definitive sales data.
Our fifth sale is in a new development a few blocks south of Cape Palms Park, The Preserve, where the parties went to closing on this newly built 4-bedroom, 3-1/2-bath, 2,500 square foot gulf view home located on a second tier lot. Construction was finished this year; the contractor-owner was asking $749,000 and on Friday settled for $715,000.
Our next stop is Belize Drive, located less than a quarter mile south of The Trading Post. Here the parties shook hands on this 3-bedroom, 3-1/2-bath, 1,997 square foot gulf front home listed for $899,500. It was built on the 65′ wide lot in 2005, and last sold in the summer of 2015 for $520,000.
Our seventh sale is an interior lot over in Waters Edge, the first subdivision on your left when you leave the Cape heading in the direction of Indian Pass. This 70′ by 248′, 0.40-acre lot is listed for $139,000. The seller bought three lots from the developer in 2002 for $189,000 of which this is one. New owners took title to the property this week for $30,000.
Our eighth and final sale is a gulf front home out towards the tip of Indian Pass. It’s a 3-bedroom, 3-bath, 1,971 square foot home on 50′ of gulf front with an absolutely gorgeous view of St. Vincent Island. The sellers bought it in late 2002 for $569,000, had it listed for $619,000, and sold it on Tuesday for $580,000.
Moving on to our two new contracts, we’ll head back up to the north side of the Cape, stopping this time in Sunset Pointe where this 0.27-acre interior lot went under contract for the second time on Monday with a list price of $74,500, a far cry from the $450,000 it last sold for in early 2005. It went under contract on August 10 with a list price of $69,000, but came back on the market shortly thereafter. The seller increased the price to $74,900 on Sep. 10, and received an acceptable offer on Wednesday.
Our last stop for the day is over on Canoe Lane, just past Treasure Shores, where sellers accepted an offer on their 4-bedroom, 4 and 2 half bath, 4,855 square foot gulf front home listed for $1,299,000. They bought the 85′ wide lot in mid-2010 for $280,000 and had Windolf Construction build the home four years later. The MLS notes describe the many features this lovely home has to offer:
