March is here and spring has sprung, with warmer weather and a few thunderstorms in the mix. It’s been another encouraging week in our Cape San Blas, Indian Pass and CR/SR 30-A corridor real estate market with 8 new contracts to go along with a couple more recorded sales, accompanied by 14 new listings. Let’s dive in with a quick review of the 2 recorded sales:
- 117 Rhonda Del Sol Circle – Here’s another relatively new construction home sale in the Villa Del Sol community on the south Cape, which features Gulf and bay access, along with a community pool and pickleball courts. The fully furnished 2022 home has 3 bedrooms, 3.5 bathrooms, 1,792 sq ft of living space, and bay views. The sellers purchased the property as a new construction Truland Home last April for $669,900 before outfitting the house as a turnkey rental home. The property was listed on the market in December asking $769,000 and it just sold for $750,000 with conventional financing after 37 days on the active market.
- Lot 19 Hemmingway Circle – Our only vacant lot sale from this past week comes from the gated Sunset Pointe development on the north Cape right next to the St. Joe Peninsula state park. This quarter acre, 80′ wide lot boasts Gulf and bay views from an elevated homesite and has deeded Gulf access with a community pool. This platted lot was on the market for 11 days before selling for the full asking price of $140,000 cash, which is quite a bit more than the $55,000 the sellers paid in 2016.
As for the new contracts, there were 8 this past week in our comparative market, which breaks down to 3 new residential contracts and 5 new vacant land contracts. After taking last week off, price reductions returned with 6 discounted listings to report in the past 7 days, and 1 more seller cancelled a residential listing. With the end of February came 5 expired listings no longer on the active market. There were also 2 cancelled residential contracts since our last update, both of these properties are back on the active market.
Here come the new listings with 6 new residential offerings and 8 new vacant lots for sale within the past 7 days. As a result of this week’s activity, our residential inventory is up 6 to 32 residential properties for sale in our comparative market. Vacant land inventory is down 1 this week to 79 lots for sale on all of Cape San Blas, Indian Pass and the CR/SR 30-A corridor. It’s the first weekend of March, which means the Salt Air Farmers’ Market is back in Port St. Joe this Saturday. The Port St. Joe Junior Service League is also hosting the Breeze By The Bay fundraiser race at Windmark Beach this Saturday the 4th, should be a nice weather weekend after this current front passes through. Lots of good stuff coming up in March, as we should start seeing spring breakers arriving as early as next week already.
