Hopefully everyone had a nice 4th of July extended holiday weekend. This past week has been as busy as I can ever remember seeing the Gulf county beaches, restaurants, boat ramps, stores and roads. We had beautiful (hot) weather, nice beach conditions, and some good fireworks shows for all of our residents and visitors to enjoy. Due to our abbreviated holiday work week, there is not a whole lot of new activity to report since our last update. In fact, there were zero sales recorded through our MLS in the past 7 days on all of Cape San Blas, Indian Pass and the CR/SR 30-A.
After a big week leading up to the mid-summer holiday, we’ve only got 3 new contracts to report this week in our comparative market, 2 were residential properties and 1 was a vacant lot. The end of June delivered 6 expired vacant lot listings no longer on the active market, and 5 more sellers decided to lower their asking prices. One more residential contract was cancelled this week, putting this south Cape beachfront property back on the active market.
Our grand finale fireworks for this weekly update are the new listings, which shot up from the last few weekly updates with 7 new residential listings and 6 new vacant lot offerings. Our inventory counts are on the rise overall, with 55 residential active listings (up 6 from last week) and 98 vacant lot active listings (down 1 from last update).
