We’re counting down the days to Christmas with another modest week of activity in our comparative real estate market. There were 3 newly executed contracts to go along with 3 recorded sales, and a stocking full new listings to report since our last update. Below is a summary of the 3 recorded sales through our MLS from all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor:
- 183 Seminole Street – Here’s an Indian Pass fixer-upper, located in the Village subdivision with Gulf views and a short walk to a public beach access. The house was built in 1986 with 3 bedrooms, 2 bathrooms, and 1,728 sq ft of unfurnished living space on a 75′ wide, 0.18 acre neighborhood lot. The home will require some significant updating and repairs, and it was on the market for 13 days asking $535,000 before selling for $492,500 cash. This property had been in the sellers’ family since 1988 when they purchased for $60,000.
- 5202 Sandbar Drive – This 3 bedroom, 3 bathroom home was built in 2022 with 1,713 sq ft of furnished living space in the Treasure Bay neighborhood just off SR 30-A near the Cape turnoff. The property measures 0.5 acres and 100′ in width with a deeded bay access within walking distance and a public beach access a short drive away at Salinas Park. This listing hit the market in June with an initial asking price of $719,900 which was eventually reduced down to $654,900. After a total of 126 days on the market, the property sold for $650,000 with conventional financing. The sellers purchased the vacant lot for $52,500 in 2021 and started construction right away.
- Lot 4 Westwind Drive – We’re on the north Cape for this Gulf view lot sale in the Paradise Gulf neighborhood. The property is 3rd tier to the beach, measuring 83′ wide and 0.36 acres, located entirely in the X flood zone with a convenient deeded beach access. The property was on the market for 37 days asking $375,000 before going under contract and selling for $370,000 cash just in time for Christmas. The sellers bought the lot for $220,000 in summer of 2021.
2 of the 3 newly executed contracts this week were on residential properties, and the third was on a vacant lot. 4 listings were voluntarily withdrawn from the active market (3 residential properties and 1 vacant lot), while 2 more vacant lot listings expired. The one and only price reduction to report from our comparative market was on this Gulf front lot on the north Cape.
There were 6 new listings added to our comparative market inventory this week, 4 new vacant lots and 2 new residential listings. As a result our residential inventory is down 4 from last week to 82 properties available, while the vacant land inventory remains unchanged at 102 lots for sale on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.
