A couple of weeks ago when the calendar turned from February to March we saw a sizeable jump in executed contracts. Last week was underwhelming with very little new activity, and this week we have seen a few more new contracts agreed upon between buyers and sellers, as the ebb and flow of our beaches market continues. After catching up on some recorded sales last week, there was only 1 pending contract which made it to closing in the past 7 days, here’s the summary:
- 117 Hemmingway Circle – The one and only recorded vacant lot sale comes from the Sunset Pointe subdivision on the north Cape, near the St. Joseph Peninsula state park. This gated HOA offers a community pool and deeded beach access boardwalk, while the interior vacant lot measures 99′ wide and 0.3 acres. This property was on the market for only 8 days earlier this year asking $149,000 before selling for $130,000 with conventional financing, which is up from the $49,900 the sellers paid in 2018.
There have been 5 recently executed contracts in our comparative market this week, comprised of 4 new residential contracts and 1 vacant bayfront lot contract. Our market is producing, just not quite at the pace many sellers and agents were hoping to see by mid-March. Speaking of sellers, 5 more decided to lower asking prices, while 2 elected to withdraw their active listings from the MLS. 3 more listings have expired since our last update.
If you’re ready to see some new listings I have good news – there were 10 new residential offerings and 5 new vacant lots added to our comparative market inventory this week. The Cape San Blas, Indian Pass, and CR/SR 30-A residential inventory has jumped to 89 homes available (up 4 from last week), while our vacant land inventory now sits at 114 lots for sale (up 2 from last week).
