Cape San Blas Real Estate Week in Review, August 31 - September 6, 2024

September is here, and it’s been a windy and rainy week at the beach following a beautiful Labor Day weekend.  A few more buyers jumped off the fence this week, and there were 2 recorded sales in our comparative market of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.  Meanwhile the Salt Air Farmers’ Market is on the books for September 7th and 21st this month in Port St. Joe, and we’ve got some great music festivals and events scheduled over the next couple of months on the Forgotten Coast.  Back to real estate, below are brief summaries of the 2 recorded sales, followed by more market updates:

  • Lot 51 Rosemary Court – This vacant lot is located in the Jubilation subdivision on the south Cape.  The property measures 50′ wide, 0.1 acres, and the gated HOA offers a nice clubhouse and community pool, along with a deeded beach access via elevated boardwalk.  The listing was originally priced at $149,900, reduced down to $106,900, and after 123 days on the market the vacant lot just sold for $87,500 with conventional financing.  This would be a gain for the seller who purchased 2 lots (51 and 47) in the Jubilation HOA in late 2020 for $100,000.
  • 2318 SR 30-A – Here’s a 3 bedroom, 2 bathroom, 1,608 sq ft unfurnished home built in 1993 which is located in the Simmons Bayou neighborhood off SR 30-A near Presnells Marina.  This house, which sits on a 109′ wide 1.5 acre parcel,  was know by the locals as the “Blueberry House” when it was open for blueberry picking in years past.  This property has been for sale since August of 2022, originally priced at $669,000 and incrementally reduced down to $395,000 over the past 2 years.  The listing just sold for $355,000 cash, which is up from the $250,000 the selling family paid in 2003.

 

The 4 newly executed contracts in our comparative market this week were all on residential properties located on the north Cape.  5 more sellers reduced asking prices, and a handful of listings were withdrawn or expired at the end of August.

 

A vacant lot on the south Cape is the only new-to-the-MLS listing to report in our comparative market from the past 7 days.  As a result of this week’s activity and turnover, our residential inventory is down 10 to 134 homes for sale on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.  Our vacant land inventory is down 2 this week to 128 lots available in our comparative market.  Let me know anytime I can be of service at (850)899-8765 or [email protected].

 

Now that the summer season is behind us, we have some updated turtle nesting statistics available thanks to Nina Kaufmann & the Indian Pass Sea Turtle Patrol (the following info and photos were copied and pasted from the Indian Pass Sea Turtle Patrol Facebook page).

Last year was a record breaking season, and this year is slower than average. Although, we started with an early and very rare Leatherback nest! One thing you quickly learn on turtle patrol – sea turtles don’t always do as we expect. Not all sea turtles nest every year. Some may take a year or two between nesting seasons. Most nest 3 to 4 times during their nesting season, but not always on the same beach or even the same area. There is an on-going DNA study on the Atlantic coast documenting nesting female habits with fascinating discoveries. More on that in another post.
Every morning at sunrise from May-October, IPSTP patrols our almost 8 miles, protecting nests and documenting activity. One morning this month, patrol arrived as a nest was emerging. Their main concern was to keep people away and allow the hatchlings to make their way, unobstructed or disturbed, to the water. If you are ever lucky enough to come across an emergence remember: absolutely no lights, keep your distance, never touch, guide, or pick up hatchlings. Below are pictures (zoomed in) taken by patrol.
