Gulf, Franklin and Bay counties are thawing out after a winter storm blew through the panhandle of FL this week, bringing freezing temps, snow, and ice to the beach for the first time in over a decade. We lost a couple of days of production this week with weather closures, and only 1 previous contract made it to closing in the past 7 days on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.
- 114 East Seascape Drive – Our lone residential sale of the week was a Gulf front home in the Two Palms subdivision on the south Cape. This fully furnished home was built in 2001 with 4 bedrooms, 3 bathrooms, and 2,340 sq ft of living space, and it sits on a 115′ wide, 0.95 acre Gulf front lot which borders Salinas Park, ensuring no neighbors to the east. This unique property was on the market for only 20 days asking $1,499,000 before going under contract and selling for $1,480,000 cash, which is up from the $1,175,000 the sellers paid in 2021.
Matching our 1 recorded sale is 1 new contract on a north Cape interior home in the Peninsula Estates neighborhood near the state park. Unfortunately we can also report 1 cancelled contract this week, which puts this vacant Indian Pass lot back on the active market. 2 more sellers reduced asking prices in our comparative market since our last update.
5 homes and 6 vacant lots were added to our relevant inventory in the past 7 days, as a few more listings expired or cancelled. As a result our current levels of inventory are remaining relatively steady in the month of January with 106 homes for sale and 106 vacant lots available on all of Cape San Blas, Indian Pass, and the CR/SR 30-A corridor.
